Stream Realty Partners Completes Full Lease-Up of Palmetto 74 Logistics Center for Link Logistics in 10 Months

Stream Realty Partners has completed the full lease-up of Palmetto 74 Logistics Center, a four-building, 403,496-square-foot Class A industrial park at 8100–8130 NW 74th Street in Medley, Florida, on behalf of owner Link Logistics. The firm announced the milestone on August 4, 2026, noting that it completed five leases totaling 359,174 square feet in 10 months, executing more than $90 million in lease transactions and bringing the property from approximately 11% occupancy to 100%.

Final Lease Seals Full Occupancy at Palmetto 74

The lease-up concluded with a 76,605-square-foot lease to Vision Aerospace, an FAA- and EASA-certified Part 145 repair station, which signed on as the park's final tenant. Stream assumed the leasing assignment in September 2025, when Palmetto 74 was approximately 11% leased following its delivery as a newly constructed industrial development.

The tenant roster at Palmetto 74 is anchored by three full-building leases. ATOPS, an aviation maintenance, repair, and overhaul provider, occupies 150,000 square feet. Precision Concepts International, a manufacturer of packaging solutions, leased 107,000 square feet. Vision Aerospace accounts for 77,000 square feet. Together, the aviation and manufacturing tenants give the park a profile aligned with Miami's role as a gateway for Latin American trade and aircraft maintenance operations.

Asset Profile and Location Advantages

Palmetto 74 Logistics Center is a Class A+ industrial development situated immediately off the Palmetto Expressway (State Route 826) in Medley, Florida. The property provides direct access to Miami International Airport, PortMiami, Doral, and the region's primary highway network. The location places the park within the Medley/Doral industrial submarket, one of South Florida's most active logistics corridors, where land constraints and industrial zoning pressure have limited the availability of modern, large-format warehouse space.

The four-building campus was designed to serve manufacturing and distribution users with modern warehouse functionality. The park's airport- and seaport-proximate location supports tenants serving both domestic South Florida demand and international trade routes.

Link Logistics and Stream on the Lease-Up

Context: Miami Industrial Demand and Stream's National Industrial Platform

The pace of Palmetto 74's lease-up reflects broader conditions in the Miami industrial market, where vacancy for modern Class A stock has remained tight and demand from logistics, aviation, and manufacturing users has been persistent. South Florida's position as a gateway for Latin American trade, anchored by PortMiami and Miami International Airport, has sustained tenant competition for newly delivered, well-located industrial facilities in submarkets like Medley and Doral.
