Stream Realty Partners Hires Alex Durham to Lead Office Tenant Representation in Charlotte and the Carolinas

CHARLOTTE, N.C. — Sept. 9, 2026 — Stream Realty Partners has named Alex Durham Managing Director of Office Tenant Representation in its Charlotte office, the firm announced. In the role, Durham will lead Stream's tenant advisory practice across the Carolinas, marking a significant expansion of the firm's regional platform.
Durham brings 12 years of commercial real estate experience and has advised clients on more than 450 transactions exceeding $1 billion in aggregate value. His work has spanned headquarters relocations, portfolio optimization, lease restructures, acquisitions and dispositions, and build-to-suit assignments across a range of industries.
A Return to Stream
Durham previously spent three years with Stream in Austin, where he advised growth technology companies, law firms, and private equity groups on their real estate strategies. He relocated to his hometown of Charlotte in 2023 and most recently served as Executive Vice President at JLL, specializing in corporate office tenant representation in the Carolinas and across the United States.

Building Out the Carolinas Platform
The hire follows Stream's January 2024 appointment as leasing agent for Yorkmont Plaza, a seven-building office complex in Charlotte totaling approximately 385,000 square feet. That assignment established Stream's presence on the landlord representation side of the Charlotte office market; Durham's role is designed to strengthen the tenant advisory side, giving the firm a more complete office services offering in the region.
Beyond client advisory work, Durham is expected to play an active role in recruiting and developing talent as Stream continues to build its Carolinas platform.

Charlotte Office Market Provides Favorable Backdrop
The hire comes as Charlotte's office market shows signs of sustained recovery. The metro recorded approximately 547,732 square feet of net absorption in the second quarter of 2026 and roughly 673,005 square feet year-to-date through that period, following a peak in vacancy in the second quarter of 2025. Over the trailing 12 months through mid-2026, net absorption reached approximately 1.04 million square feet, with vacancy compressing to around 13.2%.
Average asking rents have climbed alongside improving fundamentals, with full-service rates reaching approximately $35.16 per square foot and net rates near $35.73 per square foot in the second quarter of 2026. Several large leases in the 190,000-to-200,000-square-foot range in Uptown and core submarkets have helped sustain demand momentum.
Corporate occupiers across the Carolinas are actively right-sizing, consolidating, and in some cases relocating, rather than simply exiting the office market — a dynamic that increases demand for experienced tenant advisors capable of navigating complex, multi-market strategies. Charlotte has attracted leasing activity from financial institutions and professional and business services firms, with leasing volume exceeding 1.5 million square feet in early 2026. The SouthPark submarket has also emerged as a competitive alternative to Uptown, drawing finance and law firms seeking proximity to affluent residential neighborhoods.
Durham's prior advisory work in Austin — another high-growth Sunbelt market — positions him to advise companies managing multi-market footprints that span Charlotte, Atlanta, Dallas, Austin, and Nashville, markets where Stream maintains an active presence.
