The Stacks, a 7-acre, two-million-square-foot mixed-use waterfront development in Washington, D.C.'s Buzzard Point neighborhood, has been named the 2026 CoStar Impact Award winner for Multifamily Development of the Year. The announcement, made April 9, 2026, recognizes the project's impact, innovation, and execution in reshaping a former industrial site into a waterfront neighborhood connecting The Wharf and The Yards.

Phase I Delivery and Project Scope

Developed by Akridge and National Real Estate Development, The Stacks delivered in early 2025. Phase I of the project delivered more than one million square feet of development, including 1,116 residences across three architecturally distinct buildings, 40,000 square feet of retail, 11,000 square feet of coworking space, 90,000 square feet of amenities, and a network of activated public spaces.

The project is jointly owned by Akridge, Bridge Investment Group, Blue Coast Capital, and institutional funds managed by National Real Estate Advisors. The development was guided by the principle that "people beget people," conceived as the social and economic heart of an emerging submarket by pairing housing, public space, and neighborhood-serving retail.

Residential Mix and Housing Accessibility

The Stacks offers a diversified residential mix. Approximately 10 percent of residences are dedicated to affordable housing. The development also introduces Colette, described as Washington, D.C.'s largest co-living community, offering a flexible and attainable housing model. Traditional apartment options are available through The Byron and Everly, two additional residential buildings within the project.

Industrial-to-Mixed-Use Transformation in Buzzard Point

Prior to The Stacks, Buzzard Point was characterized largely by industrial uses. The development completes the final link in a waterfront corridor between The Wharf and The Yards. The project has been described by the development team as a catalyst for economic activity and neighborhood vibrancy in Buzzard Point, including new foot traffic and support for local businesses.

The CoStar Impact Award is described as one of the commercial real estate industry's highest honors, awarded to projects that demonstrate exceptional impact, innovation, and execution.

Ownership and Development Team

National Real Estate Advisors, which manages institutional funds invested in The Stacks, is an affiliate of National Real Estate Development, the co-developer of the project. The Stacks is positioned by the development team as a model for how cities can grow more connected, equitable, and economically vibrant over time.
