Thomas Park Investments, in partnership with Tide Realty Capital, has signed an 11,300-square-foot lease with Soar Autism Center at 4000 Old Court Road, a 42,311-square-foot medical office building in Pikesville, Maryland. The transaction lifts occupancy at the three-story, Class B property to 91%, up from approximately 67% when Thomas Park acquired the building in May 2026.

Soar Autism Center will occupy 11,300 square feet at 4000 Old Court Road and plans to open in the first quarter of 2027. The provider delivers comprehensive autism care for young children through an integrated model that combines behavioral, speech, and occupational therapies with psychological and developmental pediatric medical services.

Thomas Park acquired 4000 Old Court Road in May 2026 as a value-add medical office investment, with occupancy at approximately 67% at the time of purchase. The Soar Autism Center lease accounts for the majority of the occupancy improvement, bringing the building to 91% leased — equivalent to approximately 38,500 square feet occupied across the 42,311-square-foot asset — within four months of closing.
The firm has also advanced plans for capital improvements at the property, including renovations to interior common areas, updates to the exterior facade, and enhancements to signage and landscaping.

Built in 1987, 4000 Old Court Road is a three-story medical office building situated directly off I-695, the Baltimore Beltway, near Reisterstown Road. The property offers approximately 250 surface parking spaces, supporting the high outpatient visit volumes typical of medical office tenants. The building sits within an established outpatient healthcare corridor serving Pikesville and the broader Baltimore market, with existing tenants spanning specialties that include physical therapy, imaging, audiology, cardiology, pediatrics, dentistry, and podiatry.
