Thompson Thrift Breaks Ground on 300-Unit The Foundry at Mosaic Multifamily Community Near Savannah

POOLER, Ga. — Thompson Thrift has begun construction on The Foundry at Mosaic, a 300-unit multifamily community in Pooler, Georgia, the company announced July 20, 2026. Resident move-ins are anticipated to begin in November 2027.
The development is situated within the Mosaic Town Center at the southeast corner of Pooler Parkway and Interstate 16, positioning it at a mixed-use node with access to shopping, dining, and entertainment. The project is capitalized with equity from Thompson Thrift 2025 Multifamily Development, LP.
Site and Location
Pooler is a suburb of Savannah that has experienced population growth and commercial development along the I-16 and Pooler Parkway corridor. The area sits in proximity to major regional employers including Hyundai Motor Group's Metaplant, Gulfstream Aerospace, and the Port of Savannah — all cited by Thompson Thrift as demand drivers for the project.

Unit Mix and Amenities
The Foundry at Mosaic will offer one-, two-, and three-bedroom apartment homes with floor plans ranging up to 1,475 square feet. Interior finishes will include granite countertops, stainless-steel appliances, tile backsplashes, hardwood-style flooring, full-size washers and dryers, smart-home technology, and large walk-in closets. Select units will feature private patios, balconies, or fenced yards.
The community's amenity package will include a resort-style swimming pool, 24-hour fitness center, outdoor entertainment kitchen, grilling areas, pickleball court, dog park, resident conference room, billiards, shuffleboard, golf simulator, and a variety of indoor and outdoor gathering spaces.
Thompson Thrift's Pooler Strategy
The Foundry at Mosaic represents Thompson Thrift's second multifamily development near the Savannah Quarters neighborhood in Pooler. The company recently completed construction on The Liliana, a 360-unit apartment community currently leasing nearby. Thompson Thrift cited strong leasing activity at The Liliana as evidence of continued demand for upscale multifamily housing in the submarket.
