TPG Real Estate Partners Acquires Majority Stake in Quarterra With $1B Commitment for Multifamily Real Estate Development
TPG Real Estate Partners has acquired a majority interest in Quarterra, the multifamily real estate development platform, with a $1 billion strategic commitment to fund future growth and expansion of the company's rental housing pipeline.
The real estate acquisition, announced jointly by TPG Real Estate and Lennar Corporation, positions Quarterra for its next stage of growth through backing by an experienced institutional investor and the nationwide homebuilder. Lennar has retained a minority stake in the platform and will continue to provide insights and synergies to Quarterra's operations.
Commercial Real Estate Financing and Growth Strategy
TPG expects to raise additional capital beyond the initial $1 billion commitment to fund the development of Quarterra's multifamily pipeline, with a focus on Emblem communities—a signature strategy dedicated to developing attainable, high-quality rental housing options nationwide. The commercial real estate financing structure supports Quarterra's mission to address the urgent need for accessible, attainable housing across the United States.
Quarterra is an established developer of high-quality multifamily communities that combines institutional scale with local market expertise to deliver thoughtfully designed rental offerings in high-growth markets.
Leadership Continuity and Strategic Vision
Brad Greiwe will continue to lead Quarterra as CEO, bringing his proven track record of tech-forward leadership and innovation to strengthen the company's growth and impact under the new ownership structure.
"For nearly 15 years, we have prided ourselves on building homes and communities where people love to live," said Greiwe. "With the continued support of Lennar and the business-building experience and investment expertise of our new partners at TPG, we are confident that the Quarterra platform is positioned to deliver on this mission at scale, expanding access to quality housing nationwide."
Dan Frydman, Business Unit Partner with TPG Real Estate, emphasized the platform's capabilities in meeting current market demands. "Quarterra's proven multifamily platform combines quality, consistency, and scale to deliver communities built to meet the full spectrum of needs of today's renters," said Frydman. "As demand for modern, attainable rental housing continues to grow, we are excited to partner with the Lennar and Quarterra teams to position this platform for success as an independent company with expanded resources to deliver housing supply to families and communities across the country."
Addressing Housing Affordability Through Partnership
Stuart Miller, Executive Chairman and CEO of Lennar, framed the partnership as a response to a critical national challenge. "This partnership reflects our shared commitment to tackling one of America's most pressing challenges: housing affordability," said Miller. "By combining TPG's institutional capital and real estate expertise with Lennar's deep building and community-development expertise, Quarterra will be able to accelerate its mission of creating attainable rental options."
The transaction represents a significant commitment to multifamily real estate development. TPG and Lennar will work alongside Quarterra management to scale the established platform while addressing housing supply needs across the country.
Jones Lang LaSalle Securities, LLC served as capital markets broker on the transaction. The partnership positions Quarterra to expand its footprint in delivering rental housing supply as the partners focus on expanding access to quality, attainable housing nationwide.
