Subtext Opens EVER Knoxville, a 498-Bed Student Housing Tower Near University of Tennessee

KNOXVILLE, TN — Subtext has officially opened EVER Knoxville, a 14-story, 498-bed student housing community at 1919 Lake Avenue, steps from the University of Tennessee campus. The 329,294-square-foot development represents the company's third project in Tennessee and its first in the state under the EVER brand.

The project was developed in partnership with TPG Real Estate Partners and Frontrange Capital Partners. FNBO provided construction financing, which closed in May 2024. Subtext broke ground on the development in June 2024, when the project was known as VERVE Knoxville, before being rebranded under the EVER name ahead of its opening.

Project Details and Design

EVER Knoxville comprises 136 units across one- to five-bedroom configurations, with a total of 498 beds leased by the bed. The tower includes a 5.5-level structured parking podium with approximately 318 spaces and more than 12,500 square feet of shared amenities.

The amenity program is designed around wellness and academic productivity. Features include a sky lounge and rooftop terrace with outdoor dining, fire pits, and grilling stations; a resort-style pool courtyard with hot tubs and a sun shelf; a 24/7 fitness center; and a wellness suite with a sauna, meditation room, and yoga studio. The building also offers two dedicated study lounges with private and group study pods, a lobby café and coffee bar, a micro market, a club room with a community kitchen and game room, a pet spa and dog run, electronic package lockers, EV charging in the integrated parking garage, and a bike and scooter room with charging and repair stations.

Architecture was led by Dynamik Design, with interiors by ESG Architecture & Design. Brinkmann Constructors served as general contractor.

Subtext's Tennessee Expansion

EVER Knoxville is Subtext's third Tennessee asset, following TENN at UT, which opened in 2018, and LOCAL Nashville, which opened in 2024. The new tower is located across the street from the University of Tennessee campus and less than a block from Cumberland Avenue.

Capital Partners and Financing

TPG Real Estate Partners, the real estate arm of TPG, and Frontrange Capital Partners co-sponsored the development alongside Subtext. FNBO provided the construction loan for the project.

Subtext describes itself as a vertically integrated national real estate company with a portfolio spanning student housing, public-private partnerships, and conventional multifamily. The EVER brand is positioned around student wellness and academic success, differentiating it from Subtext's legacy VERVE product line.

Market Context

EVER Knoxville's location on Lake Avenue places it directly across from the University of Tennessee campus and within close proximity to Cumberland Avenue, a primary commercial corridor serving the university community. The development follows a broader industry trend toward purpose-built, off-campus student housing towers that emphasize hospitality-grade amenities and wellness programming in supply-constrained university submarkets.
