Subtext Opens 769-Bed VERVE Tempe Student Housing Tower Near Arizona State University With Kennedy Wilson Financing

Subtext has officially opened VERVE Tempe, a 15-story, 769-bed student housing development located at 1047 S. Terrace Road in Tempe, Arizona, steps from Arizona State University's main campus. The project was developed in partnership with FrontRange Capital Partners and TPG Real Estate Partners, with financing provided by Kennedy Wilson.
The 479,388-square-foot building contains 240 units ranging from studios to four-bedroom layouts and includes more than 1,800 square feet of street-level retail anchored by Misfit Society Coffee Club. The development opened September 8, 2026.
Project Details and Amenity Program
VERVE Tempe's amenity package centers on wellness, productivity, and social programming. The 15th floor features a rooftop pool with sun shelf and jumbotron television, a hot tub, cold plunge, outdoor fire pits, a game lawn, grilling stations, a rooftop club room with game lounge and entertaining kitchen, and a solarium. Additional amenities include a two-story fitness center with smart workout equipment, a dedicated yoga room, a wellness suite with meditation room and sauna, a golf simulator, study lounge with private and group study pods, a pet spa and pet run, a lobby coffee bar, electronic package lockers with 24-hour pickup, and a parking garage with EV charging stations. Bike and scooter storage with charging and repair stations is also available.
The project sits near Greek Row and the Valley Metro Light Rail. Misfit Society Coffee Club, which also operates at Subtext's VERVE Ann Arbor property, anchors the retail component.
Architecture and interior design were led by ESG Architecture & Design. Brinkmann Constructors served as general contractor.
Subtext's Presence at ASU and Broader Pipeline
VERVE Tempe is Subtext's second student housing development serving ASU. The company previously delivered Canvas in 2021. ASU's Tempe campus enrolls more than 51,000 full-time students, making it one of the largest university markets in the country.

Beyond Tempe, Subtext broke ground on VERVE College Station at 311 Stasney Street near Texas A&M in January 2026 and announced EVER Lexington at 565 S. Limestone near the University of Kentucky in August 2026, indicating continued expansion in core university markets.
Market Context: Student Housing Fundamentals in 2026
VERVE Tempe opens into a student housing sector that remains broadly occupied but is showing signs of stabilization on the rent-growth side. National student housing occupancy was estimated at 94.5% at the close of the prior academic year, and fall 2026 preleasing was tracking at 58.5% in February 2026, ahead of the 54.1% pace recorded a year earlier. Nationally, approximately 26,500 new beds were expected to be delivered in 2026, with supply as a share of total stock near a 15-year low.
Average advertised rents across the student housing sector reached approximately $930 per bed in July 2026, flat for a sixth consecutive month, reflecting a period of stabilizing rent growth even as leasing activity remains active. In May 2026, preleasing nationally stood at 78%, with average rents of $933 per bed, up 1.7% year over year.
In the broader Phoenix multifamily market, average cap rates were approximately 5.8% in the second quarter of 2026, down from 6.6% a year earlier. Student housing cap rates nationally have been running in a 5.50% to 6.50% range, with Walker & Dunlop placing the average at approximately 6.1% through 2025.
