Trammell Crow Company Breaks Ground on 294,700-SF Phase II at Sewell Corporate Park in Hillsboro

Trammell Crow Company has broken ground on Phase II of Sewell Corporate Park in Hillsboro, Oregon, launching two speculative industrial buildings totaling 294,700 square feet approximately 20 miles west of Portland. Delivery is scheduled for March 2027.
Phase II Buildings and Site Details
Phase II occupies 17.76 acres in the north Hillsboro tech cluster. The larger of the two buildings, Building 3, is located at 4615 NE Sewell Avenue and measures 184,681 square feet. Building 4, at 4550 NW 273rd Avenue, measures 110,019 square feet. Both buildings feature 32-foot clear heights, trailer parking, abundant auto parking, and enhanced power capacity. Trammell Crow Company is pursuing LEED Silver certification on both structures.
MDG Architecture designed the Phase II buildings, and Perlo Construction is serving as general contractor. The site falls within the Hillsboro Enterprise Zone, which makes tenants eligible for property tax abatements on new equipment and improvements.
Leasing and Marketing
Clayton Madey of Macadam Forbes is marketing the three remaining available buildings across the corporate park — Phase I's Building 2 and both Phase II buildings — for sale or for lease.

Phase I Context
The Phase II groundbreaking comes less than a year after Phase I delivered two buildings totaling 396,212 square feet. Building 1, measuring 148,751 square feet, has been fully leased to Thermo Fisher Scientific and Oregon Electric Group. Building 2, measuring 247,461 square feet, remains available alongside the two new Phase II buildings.
Phase I's Building 1 features 32-foot clear heights, 160 auto stalls, 23 trailer parking stalls, 38 dock doors, four grade doors, and 3,000-amp electrical service.
Broader Hillsboro Activity
Sewell Corporate Park Phase II is one of multiple active Trammell Crow Company projects in the submarket. The firm is also underway with VanRose Technology Center, a speculative cross-dock logistics building measuring 303,969 square feet at 2625 NE Huffman Road in Hillsboro. The Hillsboro and Sunset Corridor industrial market has maintained vacancy below 5% even as broader Portland-area and national industrial fundamentals have softened.
The Hillsboro submarket's Enterprise Zone designation, available power infrastructure through Portland General Electric, and proximity to the region's technology industry base have positioned it as one of the more active industrial development corridors in the Pacific Northwest.
