Venture One, through its industrial acquisition fund VK Industrial VII, LP, has acquired a 22,112-square-foot multi-tenant industrial building at 5100–5108 Thatcher Road in Downers Grove, Illinois, the firm announced July 15, 2026. The property was fully leased at the time of closing.

Property Details

The building, constructed in 1979, is demised into three units and features 16-foot clear height, three exterior docks, two drive-in doors, and parking for more than 30 vehicles.

Financial terms of the transaction, including sale price, cap rate, and debt structure, were not disclosed.

Fund Structure and Sponsorship

VK Industrial VII, LP is a fully discretionary industrial acquisition fund co-sponsored by Venture One Real Estate and Focus Partners. The fund targets industrial acquisitions across three markets: Chicago, the Northeast, and Florida.
