Vistry and L&Q Win Planning Approval for 405 New Homes at Beam Park Regeneration in East London

Vistry, operating through its Countryside Partnerships brand, and housing association L&Q Group have secured planning approval from Barking and Dagenham Council for Phase B of the Beam Park regeneration project in East London, clearing the way for 405 additional homes on a 72-acre former Ford manufacturing plant site that ranks among London's largest active construction sites.
The approval, announced June 1, 2026, advances an ambitious circa 4,000-home, eight-phase masterplan designed by architects PRP. Construction on Phase B is expected to commence in early 2027, with homes ranging from two-bedroom apartments to four-bedroom houses.
Development Progress and Community Infrastructure
Phase B represents a significant step in a regeneration project that has already delivered 1,158 homes across its first two completed phases, along with community infrastructure including a health centre, nursery, primary school, and green spaces including Central Park, a riverside open space with children's play facilities.
Beam Park is one of only three schemes in London with more than 3,000 homes that is delivering 50% affordable housing alongside 25% family homes. Construction is also progressing on Phase C, which will deliver 520 new homes in the coming months.

Sustainability Features of Phase B
Phase B homes will incorporate air source heat pumps, wastewater heat recovery systems, and low-energy lighting. A new green space featuring sustainable drainage systems will also be delivered as part of the phase, consistent with the 58% of the wider masterplan allocated for open space.

New Homes Accelerator Recognition
This latest milestone follows the Ministry of Housing, Communities and Local Government's recognition of Beam Park as part of the New Homes Accelerator, a government programme aimed at speeding up housing delivery on strategic sites.
With Phases 1 and 2 completed and Phase C — comprising 520 homes — already in the pipeline for delivery in the coming months, the approval for Phase B adds further momentum to the project's delivery programme.
Beam Park's Broader Context
Beam Park occupies a 72-acre site on the former Ford manufacturing plant in East London. When fully complete, Beam Park will include two schools, retail spaces, a nursery, a multi-faith centre, and two energy centres, with 58% of the total development area designated as open space.
