Weidner Apartment Homes Acquires 228-Unit Aster at Sun Prairie, Expanding Madison Portfolio to 1,657 Units

SUN PRAIRIE, Wis. — Weidner Apartment Homes has acquired Aster at Sun Prairie Apartments, a 228-unit Class A apartment community in Sun Prairie, Wisconsin, the company announced Sept. 29, 2026. The transaction brings Weidner's Madison-area portfolio to 1,657 units, representing roughly 13.8% growth in the company's local unit count.
Property Overview
Built in 2018, Aster at Sun Prairie is a garden-style community situated on nearly 24 acres. The property offers studio, one-, two- and three-bedroom floor plans and is distinguished by a direct-access design that provides residents with private entrances — a layout the company describes as combining the privacy of single-family living with the convenience of professionally managed housing.
Each apartment features nine-foot ceilings and a private patio or balcony, with many units offering attached or detached garages. Community amenities include an outdoor swimming pool, a clubhouse, a fitness center and outdoor gathering spaces.
The property's physical profile — newer construction, suburban Class A finishes and garage availability — positions it toward the upper end of the Sun Prairie rental market. Because Aster was built in 2018, Weidner is acquiring a relatively modern asset with no disclosed need for a major renovation program, which can reduce near-term capital expenditure risk compared with older value-add properties.
Location and Employment Access
Aster at Sun Prairie is located on Madison's east side, an area that has seen significant population and commercial growth in recent years. The community provides access to major employment centers including UW Health, American Family Insurance, The American Center Business Park and Downtown Madison. The surrounding area also benefits from ongoing retail and medical development.
Sun Prairie represents one of the key growth corridors in the Madison metropolitan area, and the acquisition gives Weidner an operating presence in that submarket. The company owns and manages Aster at Sun Prairie directly.
Madison Multifamily Market Context
The Madison metropolitan area is working through a substantial wave of new apartment supply while maintaining durable long-term demand fundamentals. Metro vacancy reached approximately 6.1% to 6.2% in recent quarters, up from tighter pre-pandemic levels, as the market absorbed a heavy delivery cycle. Asking rents in the metro stood at approximately $1,680, with year-over-year rent growth of around 2.5% as of early 2026.
The development pipeline remains significant. Approximately 5,910 units were under construction against an existing inventory of roughly 64,619 units as of early 2026, representing about 9.1% of existing stock. The Madison metro added approximately 2,802 multifamily units in 2025 alone, a 2.8% increase in supply. Those figures indicate that landlords are competing in an environment where newer, amenity-rich product can help protect occupancy, though rent increases may remain constrained while recently delivered units are absorbed.
Longer-term demand drivers remain intact. The Madison economy is anchored by the University of Wisconsin, state government, leading health-care systems, the insurance sector and a growing technology industry — a combination that supports a stable employment base and continued population growth. One market estimate placed the metro's housing shortage at roughly 13,000 units, providing a structural underpinning for renter demand over time.
Investment Environment
Madison multifamily cap rates were reported at approximately 5.2% in the second quarter of 2026, with Class A and Class B cap rates compressing modestly even as rents softened. Suburban Class A cap rates were estimated at around 5.25% as of mid-2026, consistent with the broader national trend toward tighter pricing on higher-quality assets.
Nationally, apartment sales volume reached $36.7 billion in the second quarter of 2026, roughly unchanged from the prior year, while the number of properties trading declined 7.4%. Average apartment cap rates nationally reached 5.79%, the highest level reported since 2015. That combination — stable dollar volume concentrated in fewer, larger transactions — reflects capital gravitating toward newer Class A communities, a category that includes Aster at Sun Prairie.
Weidner Apartment Homes is an operator and developer active in the multifamily sector. The company said it looks forward to strengthening its presence in the Madison market while providing residents of Aster at Sun Prairie with a managed living experience.
