Welltower Raises Quarterly Dividend to $0.85 Per Share, Citing Record Investment Pipeline and Balance Sheet Strength

(NYSE: WELL) announced that it expects to raise its quarterly common stock dividend to $0.85 per share beginning with the second quarter of 2026, which the company characterized as a mid-teens percentage increase. The declaration and payment of any future dividend remains subject to further review and approval by the company's Board of Directors.

The move follows what Chief Executive Officer Shankh Mitra described as "low double-digit increases" to the common stock dividend in each of the past two years.

Management Cites Cash Flow Growth and Balance Sheet Confidence

In a statement accompanying the announcement, Mitra attributed the increase to a combination of factors, including a low dividend payout ratio, sustained cash flow per share growth, and what he characterized as "extraordinary balance sheet strength."

"This action not only reflects the Company's low dividend payout ratio driven by strong cash flow per share growth in recent years, but also the Board's confidence regarding outsized levels of growth in the coming years supported by extraordinary balance sheet strength," Mitra said.

Welltower also noted that it continues to retain significant free cash flow and maintain low balance sheet leverage metrics.

Investment Pipeline Follows Approximately $21.5 Billion in Recent Activity

The dividend announcement comes alongside an active period of capital deployment for Welltower. The company reported approximately $11 billion of net investment activity in 2025, followed by $10.5 billion of closed or announced investment activity through the first four months of 2026 — a combined total of approximately $21.5 billion.

Despite that pace of deployment, Mitra stated that "our investment pipeline has never been stronger," even as he acknowledged that asset prices have "bounced off pandemic lows."

Welltower said its ability to drive post-acquisition cash flow growth has improved over the past year, crediting the Welltower Business System — described as an end-to-end operating and technology platform — as well as the company's technology talent and operating partners. As a result, management said it expects unlevered returns on acquisitions to be "comparable to, if not slightly higher than, returns achieved on acquisitions made in prior years."

Senior Housing and the Silver Economy

Welltower describes itself as positioned "at the center of the silver economy," with a portfolio of more than 2,500 seniors and wellness housing communities across the United States, United Kingdom, and Canada. The company characterizes its assets as sitting at the intersection of housing and hospitality, targeting rental housing for aging seniors in what it calls highly attractive micromarkets.

Mitra pointed to two additional growth levers beyond demographics: the ongoing digital transformation of Welltower's portfolio through the Welltower Business System, and what he described as "an expanding capital deployment opportunity set" across the U.S., UK, and Canada.

"While strong secular tailwinds are expected to propel our business going forward, the Company's growth is expected to be meaningfully amplified by the digital transformation of our portfolio through the Welltower Business System, our end-to-end operating and technology platform, and an expanding capital deployment opportunity set," Mitra said.

Capital Allocation and Operating Model

Welltower said it uses a proprietary Data Science platform to support capital allocation decisions, a capability it views as central to its operating model. The company describes itself as "an operating company in a real estate wrapper."

The company's investment strategy spans organic and inorganic growth opportunities across the United States, United Kingdom, and Canada, with management indicating it sees ample capacity and flexibility to pursue both, supported by its balance sheet position.
