Wood Partners Closes on 328-Unit Alta Beacon Multifamily Development in Nashville's Wedgewood-Houston Neighborhood

National multifamily developer Wood Partners has closed on Alta Beacon, a 328-unit wrap-style multifamily real estate development located at 361 Herron Drive in Nashville, Tennessee, the firm announced Dec. 19, 2025. Groundbreaking is scheduled for January 2026, with first unit deliveries targeted for the second quarter of 2026.

Strategic Location in a Rapidly Evolving Nashville Submarket

Alta Beacon sits on the edge of the Wedgewood-Houston neighborhood, just a few blocks south of downtown Nashville. The area is undergoing rapid transformation, with the arrival of ultra-luxury retail brands including Hermès and Brunello Cucinelli, positioning Wedgewood-Houston as an emerging destination for dining, retail, and cultural amenities.

The five-story community will be situated atop a 60-foot bluff, offering what the firm describes as protected high-rise quality views. The unit mix will include studio, one-, and two-bedroom apartment layouts.

Amenity Package and Product Positioning

Alta Beacon's planned amenity package includes a clubhouse, fitness area, resort-style pool, indoor sky deck with a large exterior deck, dog yards, a pet spa, and gate-protected structured parking. The amenity-rich positioning reflects Wood Partners' stated objective of delivering communities designed to meet contemporary renter preferences.

Wood Partners Expands Nashville Multifamily Portfolio

The Alta Beacon real estate acquisition adds to Wood Partners' growing Nashville footprint. Upon the project's completion, the firm will have delivered more than 3,500 units across the Nashville market.

Earlier in 2025, Wood Partners broke ground on Alta Gallatin, a 372-unit multifamily community situated on 35 acres. That project includes a commercial component at the entrance, along with a clubhouse, fitness center, business hub, pool, dog park, amenity lawn, and for-rent detached garages.

According to publicly available planning records, Wood Partners has also submitted plans for Alta 8th Ave, a 365-unit multifamily development on 8th Avenue South near the Gulch, with 475 parking spaces. That project is scheduled for Metro Planning Commission review in March 2026.

Steffens' remarks that "comparable projects are stalling" suggest Wood Partners views current market conditions as an opportunity to advance development while competition faces headwinds — a posture consistent with the firm's simultaneous pursuit of multiple Nashville projects.
