thyssenkrupp Supply Chain Services has renewed and expanded its lease at Lakeview V, a 769,000-square-foot industrial building at 3919 Lakeview Corporate Drive in Edwardsville, Illinois, giving the company full occupancy of the property, Colliers announced Oct. 21.

The transaction includes a three-year renewal of approximately 600,000 square feet and a 169,500-square-foot expansion, bringing thyssenkrupp's footprint to 100% of the single-building facility in the Metro East submarket of the St. Louis metropolitan area.

Colliers Brokers Led Lease Transaction

Peter J. Kepic and Peter E. Kepic of Colliers | Detroit led the transaction on behalf of thyssenkrupp. Dan Bamberger, Dan Lesinski and Billy Spence of Colliers | St. Louis provided referral support, according to the firm.

"thyssenkrupp's decision to renew and expand at Lakeview V reflects the continued demand we're seeing for large-scale distribution facilities in Metro East," Bamberger said. "The company's commitment to fully occupy the building underscores the strategic advantages of the location and the ongoing strength of the region's industrial market."

Lakeview V Property and Tenancy History

Lakeview V, also marketed as Lakeview V 5, is a warehouse and distribution property in Edwardsville. thyssenkrupp originally leased space in the building in late 2024, following the closure of the former FedEx warehouse. The latest transaction means the building is now single-tenant and fully occupied.

The 169,500-square-foot expansion increases thyssenkrupp's footprint by roughly 28% relative to its approximately 600,000-square-foot renewal space.

Metro East Industrial Market Activity

The expansion comes amid strong leasing momentum in Metro East. According to the latest Colliers | St. Louis Industrial Market Report, leasing activity across the St. Louis industrial market reached 2.87 million square feet in the third quarter of 2026, the strongest quarter of the year. Metro East accounted for more than 35% of that activity, the largest share of any submarket, as major commitments continued to concentrate along the region's primary logistics corridors.

Metro East encompasses approximately 41.5 million square feet of tracked industrial inventory, including more than 36.4 million square feet of warehouse and distribution space. The submarket's overall vacancy rate declined from 11.7% to 11.2% during the third quarter, while warehouse and distribution vacancy fell from 12.6% to 11.9%. Metro East also recorded more than 1.05 million square feet of positive net absorption in the quarter.

Across the broader St. Louis market, CBRE reported 3.55 million square feet of leasing activity in the third quarter of 2026, the highest quarterly total since the first quarter of 2022, with 7.93 million square feet year to date. Net absorption reached 1.35 million square feet, and vacancy declined 20 basis points from the prior quarter to 6.9%. Average asking rent rose 2.6% quarter over quarter to $5.60 per square foot.

thyssenkrupp Operating Context

A 2026 investor-presentation summary cited thyssenkrupp's fiscal 2024/25 sales of 11.4 billion euros and adjusted EBITDA of 229 million euros. The company also reported that tk accelis generated 3.2 billion euros in sales and 81 million euros in adjusted EBIT in the second quarter of fiscal 2025/26, with sales up 5% and adjusted EBIT up 179% year over year.

Market Implications

The renewal and expansion converts a large-format distribution building, previously occupied by FedEx, into a fully leased single-tenant property. Metro East's declining vacancy and positive absorption in the third quarter point to continued leasing of distribution space in the submarket, even as its vacancy rate remains above the broader St. Louis rate reported by CBRE.
