A. Duie Pyle Breaks Ground on 200,000 SF Warehouse at Port 460 Logistics Center in Suffolk
A. Duie Pyle has purchased a 43-acre site at Port 460 Logistics Center in Suffolk, Virginia, and broken ground on a 200,000-square-foot integrated warehouse and LTL service center. The development, a joint venture project by Matan Companies and Rockefeller Group, represents the first tenant at the industrial park near the Port of Virginia.
The 101-year-old family-owned logistics provider announced the transaction on January 21, 2026, with an estimated completion date of Q2 2027. The facility, located at 3047 Starboard Court, will combine a 52-door LTL cross-dock with warehouse operations under one roof, with expansion potential to 420,000 square feet.
Integrated Warehouse Real Estate and Transportation Hub
The industrial real estate development will support multiple service offerings including warehousing and distribution, transloading, LTL services, contract dedicated services, drayage, and truckload management brokerage. The integrated approach enables customers to access storage, transportation, and final-mile network services from a single location.

Granieri added that the facility will drive transparency, improve supply chain connectivity, and deliver the flexibility and speed required for shippers to remain competitive.
Strategic Location Near Port of Virginia
The warehouse real estate project is positioned to provide seamless connections into the Northeast, Mid-Atlantic, and Ohio freight corridors given its proximity to the Port of Virginia, a key hub of import and export freight activity along the East Coast. The facility will support A. Duie Pyle's transportation network stretching from Virginia to Maine and west through Ohio.
First Tenant at Port 460 Logistics Center
