One Liberty Properties to Buy Four-Building Milwaukee Industrial Portfolio for $34 Million

•3 min read

One Liberty Properties, Inc. (NYSE: OLP) has entered into a contract to acquire a four-building industrial portfolio totaling 277,117 square feet in the Milwaukee, Wisconsin MSA for $34 million, the real estate investment trust announced Nov. 2.

The portfolio sits on approximately 25 acres and is 100% leased to seven tenants. The transaction is expected to close in the fourth quarter of 2026 and, upon closing, would bring One Liberty's 2026 acquisition total to more than $102 million.

Deal Terms and Financing

The $34 million purchase price works out to approximately $122.69 per square foot. One Liberty said it will fund the acquisition with available cash and a mortgage. The company expects to obtain a $20.6 million mortgage that matures in 2031 and carries a fixed interest rate of 6.36%. The loan represents roughly 60.6% of the purchase price.

At that rate, annual interest on the full original balance would total approximately $1.31 million before amortization. The portfolio generates aggregate annual base rent of approximately $2.3 million, which implies a going-in yield of about 6.76% on the purchase price before acquisition costs, financing effects and GAAP adjustments. The equity and cash requirement is approximately $13.4 million before closing costs and other adjustments.

Portfolio and Lease Profile

The four buildings are located west of downtown Milwaukee in the Waukesha County industrial submarket, with access to Interstates 43 and 94. Tenants operate in fabrication, distribution, commercial printing and healthcare services.

The leases carry contractual annual rent increases of approximately 2% to 4% and a weighted average remaining lease term of approximately six years.

Patrick J. Callan, Jr., President and Chief Executive Officer of One Liberty, said in the announcement: "This acquisition marks another important step in One Liberty's evolution to an industrial-focused portfolio. It adds scale in a tight industrial submarket where limited available land and steady demand from manufacturers and distributors keep vacancy relatively low. The buildings are leased to a diverse group of operating businesses, and with in-place rents below market, we see room to grow cash flow as leases roll over time."

Milwaukee Industrial Market Context

The Waukesha County industrial submarket comprises approximately 64 million square feet and is less than 2% vacant, according to One Liberty. Separately, Waukesha County industrial vacancy was reported at 2.4% in late October 2026. Milwaukee ranks second among major U.S. metros in the share of its workforce employed in manufacturing.

Metro Milwaukee average asking rents were approximately $5.98 per square foot in the first half of 2026, with a full-year forecast of $6.16 per square foot, up about 1% year over year. Marcus & Millichap expected Milwaukee-area vacancy to continue declining through the second half of 2026, citing a smaller supply pipeline.

One Liberty's Industrial Strategy

One Liberty, organized in Maryland in 1982 and based in Great Neck, N.Y., describes itself as an industrial-focused REIT with a geographically diversified portfolio consisting primarily of industrial properties across the United States.

The Milwaukee contract follows the company's January 2026 acquisition of a 637,633-square-foot portfolio of 10 industrial properties across seven markets. In its second-quarter 2026 report, One Liberty said rental income rose 10.3%, or $2.5 million, year over year, primarily because of accretive acquisitions. During the same period, the company sold several non-core retail assets, generating aggregate proceeds of $26.5 million, net proceeds of $16.3 million after mortgage repayments, and a $13.4 million gain.

Outlook

With a 6.76% rent yield against a 6.36% fixed mortgage rate, the acquisition's returns depend in part on the contractual rent escalations, retention of occupancy and the ability to reprice in-place rents that One Liberty describes as below market as leases roll over. The transaction remains subject to closing, and the company noted that anticipated property purchases and financings may not be completed on the terms indicated, or at all.
