Berkadia Brokers $40.6M Sale of 290-Unit MacArthur Park Multifamily Community in Augusta, Georgia

Berkadia has arranged the $40.6 million sale of MacArthur Park, a 290-unit garden-style multifamily community in Augusta, Georgia, the firm announced Aug. 6, 2026. The transaction equates to $140,000 per unit and $168 per square foot, with the property 91% occupied at the time of closing.

Deal Details

The Berkadia Charleston team led the transaction on behalf of the seller. Director Christian DiCroce, Senior Managing Directors Jim Sewell and Dave Lansbury, and Managing Director Erika Maston handled the assignment.

MacArthur Park is located at 101 Little Rock Drive in Augusta. Built in 2022, the garden-style community offers a saltwater pool, fitness center, and business center. The property provides access to Interstate 520 and U.S. Route 78 and sits near Augusta Mall and Fort Gordon.

Property and Pricing Context

At $140,000 per unit, the transaction reflects pricing in a secondary Sun Belt market where multifamily capital can pursue yield on newer assets. Because MacArthur Park was built in 2022, the buyer acquires a property with relatively low near-term capital expenditure risk compared with older apartment stock.

The 91% occupancy rate at closing indicates the asset was largely stabilized at the time of sale, with the remaining vacancy offering a near-term path to incremental income growth through continued lease-up or operational improvements. Proximity to Fort Gordon, a significant employment anchor in the Augusta market, supports ongoing residential demand in the area.

Market Implications

The MacArthur Park transaction reflects continued investor appetite for newer multifamily product in Sun Belt markets where the business plan centers on stabilization and income optimization rather than heavy repositioning or development risk. Multifamily has remained one of the more liquid commercial property types, particularly for recently constructed assets that can deliver current income with near-term upside potential.

Augusta's proximity to military and logistics-related employment at Fort Gordon has supported apartment absorption, making it an active destination for multifamily capital seeking alternatives to higher-priced primary metros.
