BGO and Alliance Industrial Company have jointly acquired Northwest Commerce Park Building 2, a 266,152-square-foot Class A warehouse and distribution facility located at 2765 Highway 114 in Fort Worth, Texas, in an off-market transaction announced Aug. 31, 2026.

The acquisition represents the fourth deal completed under BGO's U.S. industrial value-add strategy and marks Alliance Industrial Company's first entry into the Dallas–Fort Worth market through its Logistics Fund I.

Property Details and Building Specifications

Constructed in 2020 and developed by Stream Realty and Morgan Stanley, Northwest Commerce Park Building 2 is a front-load distribution facility situated in the NE Tarrant/Alliance industrial submarket of the Dallas–Fort Worth metropolitan area. The seller was Nutri-Bon Distribution.

The single-building asset spans 266,152 square feet and carries specifications consistent with institutional-grade modern logistics facilities. The building features 32-foot clear heights, 51 dock-high doors, two drive-in doors, a 185-foot concrete truck court, 46 trailer stalls, and 135 automobile parking spaces.

The property sits along State Highway 114 with direct access to Interstate 35W and is in close proximity to BNSF's Alliance Intermodal facility and Perot Field Fort Worth Alliance Airport, positioning it within one of the region's primary inland port corridors.

Strategic Fit for BGO and Alliance Industrial

For BGO, the Fort Worth acquisition continues a programmatic push into U.S. industrial real estate through a value-add lens, with Northwest Commerce Park Building 2 representing the fourth acquisition in that program. The joint venture structure pairs BGO's institutional capital with Alliance Industrial Company's specialist logistics platform.

For Alliance Industrial Company, the transaction establishes the firm's first foothold in the DFW market under Logistics Fund I.

Alliance Submarket Context

The NE Tarrant/Alliance industrial submarket has drawn institutional industrial investment in the Dallas–Fort Worth area, supported by rail-served intermodal infrastructure through BNSF, air cargo access via Alliance Airport, and highway connectivity along SH-114 and I-35W. The off-market nature of this transaction reflects the competitive environment for well-specified, recently delivered product in the corridor.
