WINDSOR, Colo. — Banner Health announced a $59 million investment to build an 80,000-square-foot Banner MD Anderson Cancer Center in Windsor, Colorado, expanding cancer care services in Northern Colorado. Construction is expected to begin in late 2026 with NexCore Group, a Denver-based national healthcare real estate investment and development company, and the facility is expected to open in late 2028.

Banner MD Anderson Windsor Project Details

The new Banner MD Anderson Cancer Center will be located at Interstate 25 and Highway 392 in Windsor. Banner Health described the site as a central location with easy access for cancer patients across the region.

The 80,000-square-foot facility is planned to include:

  • Infusion and radiation oncology services
  • Advanced diagnostic imaging, including PET CT
  • Specialized and compounding pharmacy
  • Specialized laboratory services

Based on the announced investment and planned building area, the project implies a development cost of approximately $738 per square foot. That figure is a preliminary project-cost metric, not a construction contract price or valuation. The cost reflects the specialized buildout associated with radiation oncology, imaging equipment, infusion infrastructure, pharmacy and laboratory space.

NexCore Group Role in the Development

Banner Health said NexCore Group is its long-time partner on the project. NexCore Group is headquartered in Denver. Banner Health said it will provide regular updates to the community on project progress throughout construction. The project is a development by the health system rather than a property sale or sale-leaseback transaction.

Expanding Cancer Care in Northern Colorado

Banner MD Anderson has served Northern Colorado since 2018 with locations in Greeley and Loveland. The Windsor facility adds to that footprint. The center will continue to draw on its partnership with MD Anderson Cancer Center, which Banner Health said U.S. News & World Report has ranked the nation's top hospital for cancer care for 12 straight years.

Banner Health cited American Cancer Society estimates that more than 30,000 Coloradans will be diagnosed with cancer in 2026, and said thousands of Northern Colorado residents face cancer diagnoses each year.

"This project reflects our deep commitment to the Northern Colorado community and our mission to make health care easier, so life can be better," said Molly Decker, DO, FACS, the physician executive for Banner MD Anderson Cancer Center in Northern Colorado.

Windsor Mayor Julie Cline said the facility will bring advanced care close to home for residents while creating a significant number of new jobs and supporting economic growth. "We are grateful for Banner's partnership and proud that Windsor can play a role in expanding access to high-quality, compassionate healthcare in the region," Cline said.

Banner Health's Regional Investment and Operating Context

The announcement builds on Banner Health's presence in Northern Colorado, where it operates more than 15 primary care clinics and recently acquired Village Medical clinics to expand primary care access.

"As a nonprofit health system, we reinvest in the communities we serve," said Amy Perry, president and chief executive officer of Banner Health. "These facilities will deliver exceptional cancer care and expanded hospital services elevating health and care."

Banner Health operates 33 hospitals and more than 400 sites across six states: Arizona, California, Colorado, Nebraska, Nevada and Wyoming. The system reported $15.97 billion in total revenue in 2025, up from $15.59 billion in 2024, along with 276,709 inpatient admissions, excluding newborns, and 1.82 million hospital outpatient registrations. Banner Health also reports providing more than $1 billion each year in community benefit.

Market Implications

For commercial real estate, the Windsor project is a large, specialized outpatient development rather than a conventional medical-office building. The combination of oncology services, imaging, pharmacy and laboratory space in a single purpose-built facility along the I-25 corridor positions Banner MD Anderson to serve patients across Northern Colorado, including those who might otherwise travel to larger regional medical centers.
