Bridge Logistics Properties Acquires 545,836-SF Stockton Airport Business Center
Bridge Logistics Properties has acquired Stockton Airport Business Center, a 545,836-square-foot Class A cross-dock industrial property at 1919 Boeing Way in Stockton, Calif., Colliers announced. The fully leased, multi-tenant asset sits in the Central Valley, and the sale was dated Sept. 30, 2026.
Colliers Team Advised Both Buyer and Seller
A team from Colliers' Institutional Industrial Advisors (IIA) | West exclusively marketed the property and advised both the buyer and seller throughout the acquisition and disposition process. The IIA | West team included Vice Chair Mike Kendall, Executive Vice President Gian Bruno, Senior Vice Presidents Nick Mascheroni and Kenny Patricia, and Associate Kylie Jones.
Local market specialists also worked on the assignment: Executive Managing Director and Vice Chair Mike Goldstein, Vice Chair Ryan McShane, and Executive Vice Presidents Alex Hoeck and Wes Widmer.
Property Details: Stockton Airport Business Center
Stockton Airport Business Center, at 1919 Boeing Way (ZIP 95206), is a cross-dock warehouse built in 2005 on approximately 29.07 acres. Colliers said the property was fully leased. UNFI and Dollar Tree are tenants at the facility.
A separate listing for the property shows 233,932 square feet marketed for lease, with 30-foot minimum clear height, 38 dock-high doors, five grade-level doors and 60 trailer stalls.
The property is adjacent to Stockton Metropolitan Airport. It has direct access to Interstate 5, State Route 99, the Port of Stockton and the broader Northern California transportation network. Colliers said that positioning makes it well-suited for regional and national distribution operations.
Broker Commentary on Institutional Demand
"This transaction reflects the continued appetite from institutional investors for high-quality industrial assets in strategic logistics locations," said Nick Mascheroni. "Stockton Airport Business Center offers the scale, functionality, and connectivity that today's occupiers demand, and the level of interest we saw throughout the marketing process highlights confidence in the Central Valley and broader Northern California industrial market."
Mike Kendall said the Central Valley has changed in how it is viewed by investors. "Once viewed primarily as a cost-effective alternative to coastal markets, the Central Valley region is now a critical component of California's logistics infrastructure," Kendall said. "Its strategic location, expanding transportation network, and growing occupier base continue to attract capital, reinforcing the market's maturity and long-term importance. We are grateful for the trust placed in our team and pleased to have helped guide this transaction to a successful close."
Central Valley Industrial Market Context
Colliers said demand for large-format distribution facilities has accelerated in 2026, with net absorption exceeding 2.4 million square feet year to date in San Joaquin County and development activity remaining active across the region. According to Colliers, occupier demand has continued to outpace new supply, vacancy rates have declined, and investor interest has stayed focused on well-positioned logistics assets.
Stockton sits between the Bay Area, Sacramento and the San Joaquin Valley. The corridor offers lower occupancy costs than many coastal Northern California markets while retaining access to major population centers and freight infrastructure. Rising occupancy costs and tightening supply along the Interstate 880 corridor have been pushing trucking, distribution and third-party logistics users east toward the Central Valley.
Part of Bridge Logistics Properties' Northern California Push
The acquisition expands Bridge Logistics Properties' presence in Northern California. In the same acquisition program, the firm purchased a 198,676-square-foot facility at 45101-45169 Industrial Drive in Fremont, leased to Quanta Manufacturing and Stericycle.
Colliers said the Stockton purchase highlights continued demand for scaled industrial investments that support evolving supply chain and distribution needs across the Western United States.
