CapMan Real Estate has completed the acquisition of the Crowne Plaza Copenhagen through a newly established 50/50 joint venture with Danish pension company AP Pension, the firm announced Sept. 8. The transaction, executed through CapMan Nordic Real Estate IV, marks one of the first investments by the fund following its first close in June 2026.

The four-star hotel sits in Ørestad, one of Copenhagen's fastest-growing business and residential districts, and spans approximately 29,000 square meters — roughly 312,000 square feet — with 366 rooms and extensive conference and meeting facilities. The property is operated by Bellagroup, one of Denmark's leading hospitality operators.

Deal Structure and Fund Context

The acquisition was structured as an equal joint venture between CapMan Real Estate, investing via CapMan Nordic Real Estate IV (CMNRE IV), and AP Pension. CMNRE IV is CapMan's fourth value-add Nordic real estate fund, targeting high-quality assets in dynamic urban locations with an active asset management overlay. The fund held its first close on June 17, 2026, drawing backing from both existing and new international investors, and is targeting €750 million in commitments.

The 50/50 joint venture structure allows AP Pension to gain exposure to a large, branded hotel asset operated by a strong local platform while sharing risk with a specialist manager. For CapMan Real Estate, the deal provides immediate scale for the new fund and aligns with its stated position as the largest private hotel investor in the Nordics, supported by a dedicated regional hotel team.

The joint venture was advised by Sustaining, Deloitte, Bruun & Hjejle, Accura, Poul Schmith, PwC and ABC.

Asset Profile and Location

The Crowne Plaza Copenhagen is a full-service, four-star conference hotel in Ørestad, a district that benefits from direct connectivity to both Copenhagen city center and Copenhagen Airport. The property sits in proximity to Bella Center, Royal Arena and Field's shopping centre, anchoring it within a cluster of major event and commercial destinations.

The hotel's conference and meeting facilities make it a significant player in the business travel and events segment, a market that has seen occupancy in Copenhagen broadly return to pre-pandemic levels of around 77%, near historical norms of 78–79%. Limited new hotel supply is expected to support favorable market fundamentals for well-located assets in the city.

Value-Add Strategy and Planned Improvements

CapMan Real Estate and Bellagroup plan to undertake targeted refurbishment initiatives to strengthen the property's market position and competitiveness. The value-add approach is consistent with CMNRE IV's broader investment strategy, which focuses on assets where active asset management and long-term structural growth drivers can support returns.

Occupancy across the market had broadly recovered to pre-pandemic levels by 2025, while constrained new supply has supported pricing power and asset values across the Nordic region.

The acquisition reflects a broader institutional trend toward operational real estate, as Nordic pension funds seek inflation-linked cash flows through joint ventures with specialist managers in sectors such as hotels, logistics and student housing. For CapMan Real Estate, the Crowne Plaza Copenhagen deal adds a significant hospitality asset to CMNRE IV's growing portfolio and signals active deployment momentum in the months following the fund's first close.
