CBRE Arranges $11 Million Refinancing for Fully Leased Grandview Square Office in Edina, Minnesota

CBRE has arranged $11 million in refinancing for Grandview Square, a fully leased Class A office property in Edina, Minnesota, the firm announced August 24, 2026.

Billy Mork, Joel Torborg, and Mike Vannelli of CBRE Capital Markets' Debt and Structured Finance team in Minneapolis secured the financing on behalf of Strategic Capital Partners, a Minnesota-based commercial real estate investment and management firm. The loan was placed with a life insurance company.

Loan Terms and Structure

The financing carries a five-year term at a fixed rate of 5.89%, structured as a full-term interest-only loan with no amortization over the 60-month period. The interest-only structure provides Capital Partners with cash flow flexibility and rate certainty for the duration of the loan term.

At $11 million against 98,561 square feet, the refinancing equates to approximately $112 per square foot. The building previously traded for $19 million in 2015, placing current debt at a moderate leverage level relative to that historical benchmark.

"Grandview Square drew competitive interest because it has the fundamentals lenders are looking for right now, which includes full occupancy, a diverse tenant roster and an owner that has consistently reinvested in the asset," said Mork. "Those strengths ultimately helped secure financing from a life insurance company with competitive terms, including a full-term interest-only structure that gives Capital Partners meaningful cash flow flexibility and rate certainty over the loan term."

Property Overview

Grandview Square is located at 5201 Eden Ave. in Edina's Grandview district, a walkable mixed-use area that includes the Edina Public Library and Grandview Square Park. The three-story building sits along Highway 100 just north of Highway 62, providing access to downtown Minneapolis, Minneapolis-Saint Paul International Airport, and the 50th & France retail corridor.

Built in 2001 and renovated in 2025, the 98,561-square-foot property is 100 percent leased to 16 tenants. Known tenants at the property include Abdo, Eick & Meyers, Northwestern Mutual, RE/MAX Results, and Regus, which operates a flexible office and coworking suite at the building. The diverse, multi-tenant roster spans professional services and flexible office categories.

The 2025 renovation added and upgraded a range of amenities, including surface and heated underground parking, a fitness center with locker rooms, showers, and a sauna, a golf simulator, shared conference rooms, a tenant lounge, and an outdoor patio. The amenity package positions the property as a suburban office hub oriented toward tenant experience, a profile that has drawn lender interest in a market where many suburban assets continue to face elevated vacancy.

Minneapolis-Edina Office Market Context

The refinancing comes as the broader Twin Cities office market remains under pressure, though conditions showed incremental improvement heading into mid-2026. Overall office vacancy in Minneapolis decreased 20 basis points quarter-over-quarter to 25.0% in the second quarter of 2026, with availability falling to 29.0%, down 40 basis points quarter-over-quarter and 140 basis points year-over-year.

Against that backdrop, Grandview Square's full occupancy and recent capital investment distinguished it from the broader market. Edina's Grandview district, an inner-ring suburban node with walkable amenities, has generally demonstrated more rent resilience and leasing velocity than more commodity suburban locations in the metro.

The life insurance company lender's willingness to provide full-term interest-only financing at competitive terms reflects the degree to which stabilized, amenitized suburban assets with strong sponsorship can still access institutional debt, even as lenders remain selective across the office sector nationally.
