CBRE's Nadia Letey Secures 251,441 SF in Leases at Vista Office Buildings in Draper, Utah

CBRE has arranged 251,441 square feet of leasing activity at the Vista Office Buildings, a two-building Class A office campus located at 256 W. Data Drive and 261 W. Data Drive in Draper, Utah, the firm announced Sept. 10. The transactions encompass a new lease and two corporate headquarters renewals, underscoring continued demand for high-quality suburban office space in the Salt Lake City region.

Three Transactions Across the Vista Station Campus

The leasing activity spans the two-building campus, known in investment and developer materials as the Vista Station Portfolio, which totals approximately 275,000 square feet. The campus sits in Draper's Silicon Slopes technology corridor.

Canopy Tax signed a new 53,024-square-foot lease, occupying two full floors at the property. Progressive Leasing renewed its 73,417-square-foot headquarters lease at the campus. In the largest transaction, 1-800 Contacts renewed its 125,000-square-foot headquarters lease at 261 W. Data Drive, reaffirming its commitment to the five-story building it occupies in its entirety. Together, the three deals account for 251,441 square feet of the campus's roughly 275,000 square feet of total space.

Nadia Letey, senior vice president at CBRE, represented the landlord in all three transactions.

"These transactions demonstrate continued demand for well-located, high-quality office space throughout Salt Lake City's suburban office market," Letey said. "Attracting two new tenants while securing a long-term headquarters renewal highlights the strength of Vista Office Buildings and the ongoing flight to quality we're seeing across the region."

Tenant Profiles: Tech and Consumer Finance Anchors

The three tenants represent a mix of technology and consumer-facing businesses concentrated in the Silicon Slopes submarket. 1-800 Contacts, which occupies the entire five-story building at 261 W. Data Drive as its corporate headquarters, maintained its full 125,000-square-foot footprint rather than downsizing — a notable commitment at a time when many office users have been rightsizing their space requirements.

Progressive Leasing, a consumer finance and lease-to-own platform, renewed its headquarters presence at the campus with a 73,417-square-foot lease. Canopy Tax, a tax and practice management software company, is new to the campus, taking 53,024 square feet across two full floors. All three tenants are listed as anchor occupiers of the Vista Station Portfolio, which carries approximately 90.6% occupancy.

Salt Lake City–Provo Office Market Posts Seven Consecutive Quarters of Growth

The leasing activity comes as the broader Salt Lake City–Provo office market continues a sustained recovery. According to CBRE Research, the market recorded 295,000 square feet of positive net absorption in the second quarter of 2026, marking its seventh consecutive quarter of occupancy growth. Direct availability fell to 20.3%, its lowest level since 2022, while overall vacancy declined to 22.6%, also a three-year low. Sublease availability, though slightly elevated, remains nearly 50% below its late-2023 peak.

The market data reflects a broader pattern of tenants gravitating toward modern, amenity-rich suburban office assets in well-located submarkets. The Vista Office Buildings, with asking rents around $24.50 per square foot per year for available space at 256 W. Data Drive, are positioned within that Class A tier.
