Clarion Housing Group and Arada London Mark Topping Out at 100 Chalk Farm Road With 30 Social Rent Homes

Clarion Housing Group and Arada London have celebrated the topping out of 100 Chalk Farm Road in Camden, marking a structural milestone for a mixed-use development that will deliver 30 social rent homes to the housing association upon completion, targeted for Spring 2028.
The scheme, located adjacent to the Grade II-listed Roundhouse and within the Regent's Park Canal Conservation Area in Camden Town, NW1, forms part of a wider three-site forward-sale agreement under which Arada London will deliver a total of 136 social rent homes across Camden to Clarion Housing Group.
Development Details at 100 Chalk Farm Road
Beyond the 30 social rent units, the 100 Chalk Farm Road scheme encompasses 240 purpose-built student accommodation beds and 7,750 sq ft of ground-floor commercial space spread across three buildings. Arada London is acting as developer and constructor of the wider mixed-use project, with Clarion Housing Group serving as the long-term owner and operator of the affordable residential component.
The topping out signals that the superstructure is now complete, moving the project into fit-out and façade stages ahead of the Spring 2028 practical completion target.
Three-Site Camden Portfolio
The Chalk Farm Road scheme is one of three Camden sites covered by the forward-sale agreement between Arada London and Clarion Housing Group. Across the portfolio, all 136 homes are designated as social rent — not shared ownership or intermediate tenure — and will be managed long-term by Clarion.
The second site, at 100 Avenue Road in the Swiss Cottage area, NW3, will deliver 79 social rent homes as part of a 172-apartment development, with practical completion targeted for Summer 2028. The third site, on Jamestown Road in central Camden Town, is being developed in a joint venture with 4c Hotel Group and will provide 27 social rent homes alongside 179 purpose-built student accommodation beds and 3,000 sq ft of commercial space, with completion expected in early 2028.
The homes across all three sites are being built by Arada's in-house construction arm and designed to Clarion's social rent standards.
Executives Highlight Affordable Housing Need
Richard Cook, Chief Development Officer at Clarion Housing Group, said the milestone underscored the value of the partnership model.

The transaction is structured as a forward sale, with Clarion Housing Group pre-committed to acquiring the 136 social rent units across the three sites as they complete. The arrangement allows Clarion to expand its affordable housing pipeline without assuming full development risk, while providing Arada London with a pre-committed exit on the affordable tranche — a structure that supports scheme viability amid ongoing construction cost pressures in the London development market.
The three schemes align with London Plan priorities for high-density, mixed-use development in transport-accessible inner-London locations, combining affordable housing contributions with purpose-built student accommodation and commercial floorspace. The 100 Chalk Farm Road site sits between Chalk Farm station and Camden Lock, within a cultural cluster that includes the Roundhouse and Camden markets.
With all 136 homes designated as social rent across the three Camden sites, the partnership represents one of the larger concentrated social rent delivery programmes currently under construction in the borough.
