Vistry and Latimer Complete First Affordable Homes Handover at River Gateway Bristol
BRISTOL, England — Sept. 16, 2026 — Vistry and Latimer, the development arm of Clarion Housing Group, have completed the handover of the first block of 28 affordable apartments at River Gateway, a 220-unit mixed-tenure development on the former Ashton Rail Yard site off Paxton Drive in Ashton, Bristol. The milestone marks the first delivery of affordable homes at the scheme and signals the start of resident move-ins at the south Bristol site.
The handover event brought together representatives from Vistry Bristol, Bristol City Council, and Latimer to mark the occasion. The affordable homes will be managed by Clarion Housing Group.
Scheme Scale and Tenure Breakdown at River Gateway
River Gateway is being delivered by Vistry under its Linden Homes brand and will ultimately comprise 220 apartments spread across nine blocks on the former rail yard site, which fronts both Clanage Road and Paxton Drive in the BS3 area of Bristol. Of the total 220 units, 134 are designated affordable homes — approximately 61% of the development. Within that affordable component, 62 homes will be made available for social rent through Bristol City Council's HomeChoice system, with the remaining affordable units offered as shared ownership. The balance of approximately 86 apartments are private one- and two-bedroom units marketed by Linden Homes.
Shared ownership homes at River Gateway are scheduled to launch for sale in summer 2026, providing a route onto the property ladder for local buyers. Private apartments are currently available to view online and through the development's Sales Centre.
Design and Sustainability Features
The apartments are designed around open-plan layouts and include private balconies, bike storage, and air source heat pump district heating. Green open space and play facilities are incorporated into the development. Select units offer views toward Clifton Suspension Bridge and Ashton Court.
River Gateway is located close to the River Avon, Ashton Gate, and Bedminster, with Bristol city centre approximately a 30-minute walk away and access to Ashton Court Estate nearby.

Broader Pipeline and Strategic Context
River Gateway forms part of Latimer's wider affordable housing pipeline across Bristol. The organization has 152 additional affordable homes under development at Bath Road in the city, with completion targeted for 2027.
The scheme reflects Vistry's broader strategic positioning as a mixed-tenure developer with a heavy emphasis on partner-funded delivery. In its 2025 full-year results, Vistry reported adjusted revenue of £4.155 billion and completions of 15,658 units, with partner-funded units — primarily affordable and institutional private rented sector homes — representing 74% of total completions. The company reported a forward order book of £4.5 billion as of March 2026, with 67% of forecast 2026 units already forward sold.
Clarion Housing Group, through Latimer, invested £631 million in new homes and regeneration in its most recent reporting period, completing 1,466 homes with more than 80% designated for affordable tenures.
River Gateway's tenure structure — with roughly 61% of units allocated to affordable housing and a pre-agreed delivery arrangement with Clarion and Bristol City Council — is consistent with the partner-funded, brownfield-led model both organizations have pursued across their respective pipelines.
