Clarion Partners Acquires 383,000 SF Industrial Real Estate Facility in France for Logistics Portfolio
Clarion Partners has completed the acquisition of a 383,000-square-foot logistics facility in Illiers-Combray, France, marking another strategic addition to its European industrial real estate portfolio. The real estate acquisition involves the Mountpark Chartres 2 property, which was purchased from Affinius Capital and its development subsidiary Mountpark. Financial terms of the transaction were not disclosed.
Industrial Real Estate Asset Details
The warehouse real estate facility comprises 35,583 square meters (383,016 square feet) of modern warehouse and office accommodation located in the Centre-Val de Loire region. Completed in 2023, the property is certified BREEAM Excellent and rated EPC A, with BiodiverCity status. The facility features a rooftop photovoltaic plant that delivers onsite green energy production.
The industrial real estate property is situated in Illiers-Combray and Blandainville, fronting the A11 motorway approximately 100 kilometers from Paris. The location provides access to both the Atlantic Corridor and the north-south logistics corridor known as the Dorsale. Approximately 7.9 million people are located within a one-hour drive time of the facility.
The property is occupied under a nine-year lease to a leading toy manufacturer, operated by FM Logistic.
Real Estate Development and Transaction Strategy
Mountpark developed the facility as part of its pan-European logistics development platform. The real estate development was completed in 2023.
