Colliers Brokers 338,120-SF Industrial Sale to Reyes Beverage Group, Two Lugoff Leases and Spinx Company Land Deal in Columbia

COLUMBIA, S.C. — Colliers | South Carolina has closed a series of commercial real estate transactions across the Columbia metropolitan area, led by the sale of a 338,120-square-foot industrial building in West Columbia and two significant industrial leases in Lugoff totaling more than 208,000 square feet. The deals, announced July 29, 2026, span industrial, office, retail, and land sectors and reflect continued activity across multiple submarkets.

Industrial: West Columbia Sale and Lugoff Leases Drive Absorption

The largest transaction in the roundup is the sale of a 338,120-square-foot industrial building at 410 Foster Brothers Drive in West Columbia. Chuck Salley, SIOR, Thomas Beard, SIOR, and John Peebles, SIOR represented the seller, RNDC South Carolina Holdings, in the transaction. The buyer was Reyes Beverage Group. The Foster Brothers Drive property sits within West Columbia's established industrial corridor, with access to I-26 and I-20 and connectivity to regional distribution routes linking Atlanta, Charlotte, and Charleston.

RNDC South Carolina Holdings is affiliated with Republic National Distributing Company, one of the largest wine and spirits distributors in the United States. Reyes Beverage Group is a beer and beverage distributor with an expanding presence across the Southeast. The transaction positions Reyes to operate a large-format distribution facility in a market where Columbia's central location in the Carolinas and lower occupancy costs relative to larger metros have drawn logistics users seeking regional hub capacity.

The same Colliers team — Salley, Beard, and Peebles — also represented Weston Inc. in two industrial leases in Lugoff, located roughly 30 to 35 minutes northeast of downtown Columbia along the I-20 corridor in Kershaw County. Sterlite Technologies leased 109,618 square feet at 235 Standard Warehouse in Lugoff, while DSV Contract Logistics leased 98,536 square feet at 218 Evans Road in Lugoff. The two leases together represent more than 208,000 square feet of absorption in the Lugoff submarket. Sterlite Technologies is a global provider of optical fiber and telecom infrastructure. DSV Contract Logistics is a global third-party logistics provider.

In a separate industrial transaction, Tyler Teal represented VAD Columbia LLC in the purchase of an 11.58-acre industrial outdoor storage site on Marley Drive in Columbia for $750,000, equating to approximately $64,700 per acre. Industrial outdoor storage has attracted growing interest nationally for uses including truck and trailer parking, construction materials staging, and utility equipment laydown yards.

Office: Leases Across Downtown Columbia, Lexington, and Irmo

Colliers brokers completed more than a dozen office leases across the Columbia area. Tommy Johnson, SIOR, Matthew Pollard, and Zach Lundberg represented Delta 1812 Lincoln Associates in the lease of 9,960 square feet at 1812 Lincoln Street in Columbia to Moore Beauston and Woodham.

Henry Roe and Allen Wilkerson, SIOR, CCIM represented BV DRP Synergy LLC in two transactions at Synergy Business Park in Columbia: a 7,524-square-foot lease at 100 Executive Center Drive to Southeastern Esthetics Institute, and a 674-square-foot lease at 121 Executive Center Drive to Metro Realty.

Mary Winter Teaster and Sydney Lanham represented Moondance LLC in the lease of 7,500 square feet of office space at 200 Wise Ferry Road in Lexington to ValAsta LLC. The same brokers represented Zavis LLC in the lease of space at 101 Rice Bent Way in Columbia to LBHLA LLC.

Allen Wilkerson, SIOR, CCIM represented AgFirst Farm Credit Bank in two leases at 1901 Main Street in Columbia: 5,193 square feet to Black & Veatch Company and 2,812 square feet to RS&H Inc.

Henry Roe represented RealOp Investments in the lease of 4,090 square feet at The Tower at 1301 Gervais in Columbia to Stephens Engineering.

Matthew Pollard represented GBG Medical in the lease of 1,573 square feet at 1 Wellness Boulevard in Irmo to 33/18 Chiropractic Associates. Grayson Greiner, CCIM and Sydney Lanham represented Aulick Engineering in the leasing of 1,463 square feet at 3312 Devine Street in Columbia.

Retail: Stevenson Warehouses, Woodhill BME Realty Among Landlords in New Leases

On the retail side, John Gressette and Rox Pollard represented The Arnold Companies in the lease of 4,872 square feet at 701 Lady Street in Columbia to E Dumplings III Inc.

Tommy Tapp, CPM represented Stevenson Warehouses in the lease of 3,664 square feet of retail space at 1216 Broad River Road in Columbia to Healthy Fruit Delivery LLC.

Rox Pollard Jr. represented Woodhill BME Realty in the lease of 1,300 square feet at 6070 Garners Ferry Road in Columbia to Upstream Growth Partners.

Danny Bonds, John Gressette, and Rox Pollard III represented Killian's Crossing Retail Partners in the lease of 1,275 square feet at 1516 Ellie Drive in Columbia to Blaire Cato Pickering Casterline.

Three land transactions rounded out the Colliers roundup. Dave Mathews, SIOR and Tyler Teal represented the seller in the disposition of 3.54 acres on Edmund Highway in Lexington to Spinx Company.

Ryan McCue, ALC represented the seller, while John Peebles, SIOR and Grayson Greiner, CCIM represented the buyer, Altec Industries, in the disposition of 9.97 acres of land on Broad River Road in Irmo.
