Colliers has arranged the sale of The Vic at Jordan Ranch, a 365-unit multifamily community at 2011 Texas Heritage Parkway in Katy, Texas, the firm announced Sept. 8. Jaleel Adatia, Chip Nash, Bob Heard and Nolan Mainguy of Colliers represented the seller in the transaction.

Property Overview

The Vic at Jordan Ranch totals approximately 302,619 square feet and was delivered in 2023, making it among the newer Class A garden-style multifamily assets in the outer West Houston corridor. The property's 365 units span a mix of studios, one- and two-bedroom floor plans ranging from approximately 584 to 1,219 square feet, implying an average unit size of roughly 830 square feet.

The community is managed by Hunington Residential and is positioned at the upper end of suburban Class A product, featuring amenities that include a pickleball court, beer garden, podcast studio, 24/7 fitness center, lounging pool, grilling stations, pet park, and a clubhouse with arcade-style games and workspace. Select units offer private yards and attached garages. Interior finishes include wood-style flooring, stainless appliances, and granite countertops.

Asking rents at the property have been listed in a range of approximately $1,246 to $2,204 per month, with studios around $1,267 per month, one-bedrooms ranging from roughly $1,329 to $1,596 per month, and two-bedrooms from approximately $1,902 to $2,222 per month.

Location Within Jordan Ranch Master-Planned Community

The property sits within Jordan Ranch, which Colliers describes as one of the nation's top five master-planned communities, in the growing Katy and Fulshear corridor. The site is situated along Texas Heritage Parkway, just minutes from Interstate 10, and provides residents access to Jordan Ranch's internal parks, trails, and resort-style amenities, as well as planned retail development.

The property is also proximate to Jordan Ranch Market, LaCenterra at Cinco Ranch, Katy Mills, and additional development along the Westpark Tollway and FM 1093 corridor. It falls within the Katy Independent School District and offers access to several of Houston's major employment centers, including the Energy Corridor, Texas Medical Center, and Downtown Houston.

The surrounding area has experienced significant demographic expansion. Fulshear has recorded 247% population growth since 2018, contributing to sustained demand for multifamily product in the submarket. Jordan Ranch and nearby master-planned communities along the I-10 and Westpark Tollway corridors have been among the primary drivers of both single-family and multifamily demand west of Houston.
