NICHOLASVILLE, Ky. — Continental Properties has broken ground on Springs at Colts Run, a 268-home garden-style apartment community located at the southwest corner of Colts Run and U.S. Highway 27 in Nicholasville, Kentucky. The multifamily real estate development marks the company's fourth community in the greater Lexington market and continues its expansion of the Springs Apartments brand across the region.

Project Overview and Unit Mix

Springs at Colts Run will offer studio, one-, two-, and three-bedroom apartment homes, each featuring private ground-level entrances and attached garage options — design elements that distinguish the Springs product from conventional multifamily configurations. The community's amenity package includes a clubhouse and pool, fitness center, walking trails, pickleball court, dog park, outdoor grilling areas and outdoor seating, a car care center, package center, and EV charging stations.

Market Rationale and Lexington Expansion

The Nicholasville development is situated along U.S. Highway 27, providing access to both the local market and the broader Lexington metro area. Continental Properties cited proximity to major regional employers — including the University of Kentucky, UK HealthCare, Baptist Health Lexington, Alltech, Walmart, and Donaldson Company — as key drivers of housing demand in the submarket.

Springs at Colts Run is Continental's fourth Lexington-area community, joining Springs at Hamburg and Springs at Polo Club, the latter of which broke ground in November 2025.

Construction and Development Timeline

Construction will be led by Doster Construction, a contractor that has completed nearly 10 Springs communities for Continental Properties.

Pre-leasing is expected to begin in winter 2026, with initial move-ins anticipated in April 2027 following completion of the community clubhouse and first residential building.
