Continental Properties and Elmhurst Break Ground on 312-Home Springs at North Fayette Near Pittsburgh
NORTH FAYETTE TOWNSHIP, Pa. — Continental Properties and Elmhurst announced the groundbreaking of Springs at North Fayette, a 312-home garden-style apartment community at Summit Park Drive and Park Lane Drive in North Fayette Township, Allegheny County, Pennsylvania. The development marks Continental's entry into the Pittsburgh market and will be the company's first community in Pennsylvania.
Pre-leasing is expected to begin in spring 2027, with the clubhouse anticipated for completion in August 2027 and the first residential building in September 2027.
Springs at North Fayette: Project Details
Springs at North Fayette will offer studio, one-, two-, and three-bedroom apartment homes within a gated community. The townhome-style, garden-format homes feature private entrances. Amenities will include a pet park, EV charging, carport options, and private enclosed yards on select homes. Smart-home technology, including keyless entry, smart thermostats, and video doorbells, will be available in approximately half of the community's apartment homes.
The development brings together Continental's national multifamily development and operating experience with Elmhurst's local relationships and five decades of real estate investment and development experience in the Pittsburgh region.
Parkway West Location and Employment Base
The site is located off the Parkway West/Interstate 376 and Summit Park Drive, in what is described as Pittsburgh's largest suburban office market. More than 325,000 jobs are located within a 25-minute drive of the community. Nearby employers include Dick's Sporting Goods, FedEx Ground, Nova Chemicals, Covestro, Thermo Fisher Scientific, Michael Baker International, Bayer, and Cigna.
The surrounding area includes The Mall at Robinson, Costco, IKEA, Walmart, Target, and several other in-line shopping centers. The community will be a ten-minute drive from Pittsburgh International Airport, which underwent a $1.7 billion transformation.
"We've been looking for the right opportunity to enter the Pittsburgh market for several years, and North Fayette stood out for its combination of employment access, established retail and dining, and connectivity to the Parkway West/I-376," said Charlie Wigdale, Acquisition Director. "Springs at North Fayette gives us the opportunity to introduce the Springs brand to Pennsylvania in a location that is well positioned to serve the area's housing needs and support our long-term presence in the market."
Bill Hunt, President & CEO of Elmhurst, said: "Elmhurst has invested in Pittsburgh for more than five decades, and as such, we value partnerships built around a shared long-term perspective. By combining Continental's deep multifamily experience with Elmhurt's regional expertise, Springs at North Fayette will deliver high-quality housing to a strategic location with strong regional connectivity and access to one of Pittsburgh's major employment centers."
Pittsburgh Multifamily Market Context
Pittsburgh's multifamily market remains well occupied while absorbing a sizable construction pipeline. Stabilized occupancy was 95.2% through February 2026, above the national figure of 94.3%. Average advertised asking rent was $1,444 at that point, after a 0.1% decline over the trailing three months. The market added 1,067 units in 2025, and approximately 4,735 units were under construction in February 2026.
Another market update reported more than 1,200 units delivered and approximately 3,600 units underway through 2026. Yardi Matrix reported Pittsburgh asking rents of approximately $1,502 through August 2026, up 0.5% on a trailing-three-month basis.
The Westmoreland/Fayette Counties submarket led Pittsburgh in rent and occupancy gains in the second quarter of 2026. Vacancy remained above the prior year, but pressure from new deliveries was easing, giving demand an opportunity to catch up.
Continental Properties' Development Activity
Continental Properties is a National Multifamily Housing Council Top 10 developer, owner, and operator of rental home communities, retail, and hospitality properties. Since its founding in 1979, the company has developed 137 apartment communities encompassing over 37,000 apartment homes across 20 states, and has acquired nine apartment communities. The Springs Apartments brand, which Continental owns and operates, has been in operation since 2001.
Entering 2026, Continental reported five groundbreakings, including Springs at Aurora, a 320-home project in Illinois; Springs at Port Wentworth, a 240-home project near Savannah; and Authentix Stoughton, a 312-home community in Wisconsin. The company started nearly 2,100 units in 2025.
Springs at North Fayette extends that activity into Pennsylvania, with Elmhurst serving as co-sponsor alongside Continental Properties.
