Continental Properties Breaks Ground on 326-Unit Springs at Bristol Apartment Community in Wisconsin

BRISTOL, Wis. — Continental Properties has broken ground on Springs at Bristol, a 326-unit garden-style apartment community in Kenosha County, Wisconsin, the company announced Aug. 27. The development is situated near the southwest quadrant of Highway 50 and Interstate 94, on a site of approximately 24.6 acres with an adjacent 1.8-acre conservancy area.

Moore Construction Services is serving as general contractor on the project, with Excel Engineering as architect. Pre-leasing is expected to begin in spring 2027, and the community clubhouse and first residential building are anticipated to open around June 2027.

Project Details and Amenities

Springs at Bristol will offer studio, one-, two-, and three-bedroom apartment homes, each featuring private ground-level entrances and attached garage options. The community is part of Continental Properties' Authentix Apartments garden-style portfolio.

Planned amenities include a swimming pool, fitness center, pet playground, fire pit, bocce ball court, and an interconnected network of walking paths. The site design incorporates a stormwater pond integrated into the landscape with an eight-foot multiuse path connecting to the surrounding sidewalk network. The project also benefits from adjacency to conservation areas, which the company says creates separation from nearby development while maintaining convenient access to the highway interchange.

Location and Employment Corridor

The Bristol site sits along one of Kenosha County's primary commercial and transportation corridors. Continental Properties says the location provides access to more than 254,000 jobs within the area's 27-minute average commute via Interstate 94. Downtown Kenosha and Lake Michigan are approximately 15 minutes from the community.

The surrounding I-94 corridor has drawn investment from employers including Microsoft, Uline, Eli Lilly, Haribo, and Amazon. Continental cited continued employment growth along the corridor as a key factor in the project's timing and location.

"Continued investment along the I-94 corridor is creating new opportunities across the region, and we believe this location is well positioned to meet the housing needs that come with that growth."

Market Context

The Milwaukee-area multifamily market has maintained relatively firm fundamentals, with vacancy holding in the low-4% range for three consecutive years and renewal conversions near 71%, well above the U.S. average of 56%. Milwaukee-area vacancy is projected to fall to approximately 3.9% by year-end 2026, with effective rents rising roughly 2.5% to $1,715, and new supply additions forecast at approximately 1,050 units — equivalent to about 0.6% inventory growth.

Suburban Midwest multifamily assets have been trading with cap rates in the mid-5% range, with A-class suburban properties around 5.25%, B-class around 5.38%, and C-class around 5.75% as of spring 2026.

Springs at Bristol reflects a broader pattern of developers targeting suburban corridors with strong highway access, nearby employment nodes, and limited competing greenfield supply.
