Continental Properties Breaks Ground on 330-Home Springs at Abbey Crossings in Wesley Chapel, Florida
WESLEY CHAPEL, Fla. — Continental Properties has broken ground on Springs at Abbey Crossings, a 330-home gated, garden-style apartment community situated within the 245-acre Abbey Crossings master-planned development near the southeast quadrant of McKendree Road and State Road 52 in Pasco County's Wesley Chapel area.
The project marks one of the first large multifamily components within a regional mixed-use node that carries entitlements for up to approximately 1,000 multifamily units within Abbey Crossings alone, and as many as 3,500 residential units across the broader State Road 52 and Interstate 75 corridor.
Project Details and Unit Mix
Springs at Abbey Crossings will offer studio, one-, two-, and three-bedroom apartment homes. Every residence will include smart-home technology, while select units will feature attached garages and premium views overlooking the community's pond and surrounding wetland areas. The community will be fully gated.
The development sits inside the Abbey Crossings master-planned community, which is designed to accommodate a mix of residential, retail, office, hospitality, and other commercial uses along the State Road 52 corridor. The broader corridor reflects entitlements for hundreds of thousands of square feet of retail and commercial space, as well as significant office and industrial uses, positioning Springs at Abbey Crossings within a large-scale, long-term growth node anchored by Interstate 75 access.
"At Springs at Abbey Crossings, we're thoughtfully planning the community around how residents live," said Heather Riggs, Senior Vice President of Multifamily Operations at Continental Properties. "That means creating a place that offers opportunities to connect and enjoy time outdoors, while giving residents the comfort, privacy, and convenience they value at home."
Amenities and Community Design
The community's centralized amenity area will include a pickleball court, bocce ball and cornhole courts, a hammock park, fire pits, and grilling stations. Additional outdoor spaces will feature open green space, a dog park, and a secondary grilling and seating area. Electric vehicle charging spaces will also be available on site.
Market Context and Employment Base
The Wesley Chapel submarket is supported by a diverse employment base that includes AdventHealth and Target, with additional healthcare investment from Johns Hopkins All Children's Hospital and Orlando Health contributing to the region's expansion. The community's location near Interstate 75 provides residents with access to employment centers throughout Pasco County and the greater Tampa Bay region.
"State Road 52 has become one of Pasco County's most important growth corridors, and demand for housing is following that growth," said Clay Cauble, Vice President of Acquisitions at Continental Properties. "Springs at Abbey Crossings puts us in the heart of it, inside a master-planned community with strong national retail already under construction and convenient access to I-75 and the region's expanding employment base."
The Abbey Crossings master-planned development is part of a larger approximately 965-acre mixed-use aggregation at the Interstate 75 and State Road 52 interchange, which is projected to include millions of square feet of industrial, office, and retail space over the coming decade. A 150-unit Lennar townhome project, Townes at Abbey Crossing, is planned immediately south of the Springs at Abbey Crossings site on the east side of McKendree Road, underscoring the residential build-out underway within the master plan.
Timeline and Delivery Schedule
Pre-leasing for Springs at Abbey Crossings is expected to begin in spring 2027. The community clubhouse is anticipated to be completed in August 2027, with the first residential building delivering in September 2027.
