CP Group Launches Buckhead Medical Center at Atlanta's Piedmont Center, Targeting Gap in Medical Office Market

CP Group has formally announced plans for Buckhead Medical Center (BMC), a dedicated Class A medical office destination within Piedmont Center, the 2.2-million-square-foot, 14-building campus located at 3495 Piedmont Road in Atlanta's Buckhead business district. The announcement marks a significant repositioning of the campus's four southernmost buildings — formerly known as The Fountains at Piedmont Center, or Buildings 9-12 — into a patient-focused, amenity-rich medical office complex.

The move builds on CP Group's previously unveiled master plan to transform the entire 46-acre Piedmont Center into a mixed-use campus, and follows the firm's acquisition of the property in June 2025. CP Group has cited a track record of repositioning office assets in Atlanta, including Bank of America Plaza and The Center, formerly CNN Center.

Addressing a Medical Office Real Estate Gap in Buckhead

According to CP Group, Buckhead Medical Center is designed to fill what the firm characterizes as a supply-demand imbalance for large blocks of high-specification clinical space in the Buckhead submarket. The campus is centrally located among Atlanta's major healthcare systems and offers direct access to Georgia Highway 400.

The project's viability is supported by existing demand at Piedmont Center, which already hosts 21 medical office tenants occupying more than 85,000 square feet across the broader campus.

Infrastructure and Amenity Upgrades

A central element of the Buckhead Medical Center offering is its existing building infrastructure, which CP Group says is already equipped to accommodate surgical and imaging uses. This pre-existing heavy-load capability allows providers to integrate specialized clinical operations without the cost and complexity of retrofitting a traditional office building — a differentiator the firm is positioning as a speed-to-market and cost advantage over ground-up construction.

Planned capital improvements are designed to address both patient experience and physician operational needs. Patient-facing upgrades include a newly constructed drop-off area, prominent building signage along Piedmont Road, an advanced digital wayfinding system with interactive directories, an upgraded on-site café, dedicated pharmacy space, a patient parking deck, valet service, and a transportation lounge.

On the provider side, BMC will offer a dedicated physicians' lounge, a fitness center, and designated physician parking. Tenants will also have access to Piedmont Center's broader campus amenities, including a forthcoming street-level retail and dining corridor, expanded conference and fitness facilities, scenic walking trails, and landscaped green space.

Spec Suites and Phased Renovation Timeline

Later in 2026, CP Group plans to deliver a full floor of move-in-ready medical office spec suites ranging from 2,600 to 6,500 square feet, configured for both clinical and administrative uses. The spec suite program is intended to enable practices to establish operations quickly, bypassing the timeline and cost associated with a full build-out.

Renovation plans across the broader Piedmont Center campus are currently underway and will be delivered in phases. The Buckhead Medical Center initiative is part of a master plan CP Group previously unveiled, which also encompasses retail and dining activation, expanded amenity programming, and additional improvements across the 14-building campus.
