Dalfen Industrial has acquired 7600 NW 26th Street, an 88,815-square-foot industrial property in Miami's Airport West/Doral submarket, for approximately $21.3 million, the company announced Sept. 15. The transaction was sourced through CBRE and adds a fully leased, aviation-focused infill asset to the Dallas-based firm's growing South Florida portfolio.

Property and Location Details

The single-tenant warehouse sits on approximately 3.4 acres less than one mile from Miami International Airport's cargo terminal, with direct access to the Palmetto Expressway, Florida's Turnpike and State Road 836. The front-load facility, built in 1973, features 31-foot clear heights, a 200-foot building depth and 7,500 amps of power — specifications suited to heavy industrial and aviation maintenance, repair and overhaul operations.

The property is 100% leased to Avborne Accessory Group, Inc., an aviation MRO provider that has operated at the facility for more than 20 years and has made significant specialized improvements to support its operations. The transaction priced at approximately $239 per square foot. The seller was Terreno Realty Corp., which had acquired the property for $12.1 million in 2012 and reported an unleveraged internal rate of return of roughly 11.1% on the disposition.

Strategic Rationale: Infill, Supply Constraints and Last-Mile Demand

The Airport West/Doral submarket is among the most land-constrained industrial corridors in South Florida, with submarket rents for comparable product running in the range of $17 to $20 per square foot on a net basis in early 2026. The acquisition fits Dalfen Industrial's stated strategy of targeting infill warehouses and distribution centers in supply-limited, high-demand markets.

With the closing of 7600 NW 26th Street, Dalfen Industrial now owns and operates approximately 1.7 million square feet across 18 assets in South Florida. The firm, which specializes in strategically located infill warehouses and distribution centers, has acquired more than 60 million square feet of industrial property nationally.

The Airport West/Doral submarket's position as a hub for aviation, logistics and import/export users — anchored by Miami International Airport — continues to attract investors seeking durable occupancy in infill locations where new supply remains structurally limited.
