Deka Immobilien GmbH has acquired the Barona Avialogis logistics center in Vantaa, Finland for its open-ended real estate fund Deka-ImmobilienEuropa, the firm announced Sept. 2. JLL acted as commercial advisor to Deka on the buy side, with Antti Pelli, Senior Director of JLL Capital Markets Finland, leading the advisory effort. Castrén & Snellman served as legal advisor to Deka. CBRE advised the seller, an institutional investor.

Asset Overview: Modern Logistics at Helsinki Airport

The Barona Avialogis logistics center is located at Turvalaaksonkuja 4, 01740 Vantaa, in the Viinikkala submarket of the Aviapolis logistics cluster, directly adjacent to Helsinki Airport and along Ring Road III (Kehä III), the primary orbital motorway serving the Helsinki metropolitan area. The property comprises approximately 33,000 square meters of lettable logistics and warehouse space, completed in 2022. The site includes 167 parking spaces, among them 24 electric vehicle charging stations.

The asset is fully leased on a long-term basis to Barona Varastopalvelut Oy, a Finnish third-party logistics operator, providing Deka-ImmobilienEuropa with immediate stabilized income from the property. The facility serves as Barona's primary logistics hub, supporting warehousing and outsourced logistics services for multiple clients.

Strategic Rationale for Deka-ImmobilienEuropa

The Aviapolis area in Vantaa is widely regarded as Finland's most sought-after logistics location, offering direct access to Helsinki Airport and connectivity to Finland's broader motorway network and Nordic transport corridors. The acquisition adds a recently completed, fully occupied asset to Deka-ImmobilienEuropa's existing Finnish portfolio, consistent with the fund's focus on core European logistics properties offering modern specifications and long-term income security.
