Dermody Leases 113,865-Square-Foot LogistiCenter at Bright Star to Corvant in Douglasville, Georgia

Dermody has signed a full-building industrial lease at LogistiCenter at Bright Star in Douglasville, Georgia, with Corvant, a company that designs, builds and maintains mechanical HVAC and plumbing systems. The 113,865-square-foot Class A facility is now fully occupied, the firm announced August 31, 2026.

Property Details and Location

LogistiCenter at Bright Star is a rear-load facility built to LEED certification standards, located on the I-20 West corridor in metro Atlanta. The building features 32-foot clear height, a 60-foot speed bay, 28 dock-high doors, two drive-in doors, approximately 90 auto parking spaces and ESFR fire protection. The property is situated at Bright Star Connector in Douglasville, Georgia 30134.

The facility's position along the I-20 West corridor provides direct access to Atlanta's major interstates and intermodal facilities, as well as proximity to the urban core of Atlanta. Wes Hardy, Southeast Region Partner at Dermody, noted the location is well-positioned to benefit from regional growth, including expansion in the data center industry, which has seen substantial investment in that part of metro Atlanta.

"LogistiCenter at Bright Star is situated in an ideal location along the I-20 West corridor to capitalize on regional growth, including growth in the data center industry, which has seen substantial investment in this part of metro Atlanta. This location will support Corvant's business growth in the region," Hardy said. "The immediate availability of the building allowed Corvant to move in and begin operations right away, without the time or cost of retrofitting a new space."

Corvant's Expansion in Douglasville

Corvant has operated in Douglasville since 1962. The lease expands the company's regional footprint and fills a need for modern space to support its growth. Tim Henry, Vice President of Mission Critical at Corvant, said the building met all of the company's requirements for a logistics facility in the area.

"The location and ease of access were a major consideration for our team in expanding our regional presence. The ability to occupy the building immediately was a key factor in Corvant's decision, allowing the company to avoid the time and cost associated with retrofitting a new space.

I-20 West Industrial Market Context

The lease reflects continued demand for well-located, modern industrial product in the I-20 West submarket. The I-20 West industrial vacancy rate declined 120 basis points year over year in Q1 2026, and the submarket recorded 600,396 square feet of net absorption in the same quarter, its fourth consecutive quarter of positive occupancy gains.

Across metro Atlanta's broader industrial market, vacancy stood at 9.0% in Q2 2026, with 4.4 million square feet of net absorption and average asking rents of $7.43 per square foot. Direct vacancy was reported at 8.2% in the same period, with 15.1 million square feet of leasing activity, 3.9 million square feet of deliveries and 9.4 million square feet under construction. Atlanta's NNN asking rent rose to $7.76 per square foot, up 80 basis points year over year.

The full-building lease at LogistiCenter at Bright Star reflects demand for smaller-to-mid-sized modern industrial product in a market that continues to absorb new supply. The I-20 West corridor has drawn particular interest tied to logistics growth and mission-critical activity in metro Atlanta.
