Dwight Capital Closes $465M in Seniors Housing Financings Across 12 States

Dwight Capital, its affiliate REIT Dwight Mortgage Trust (DMT), and Dwight Healthcare Funding (DHF) closed a combined $465 million in seniors housing financings in the fourth quarter of 2025. The transactions spanned 12 states and included a mix of HUD, bridge, and revolving line-of-credit financings.

Bridge Loan and Working Capital Financing in Florida

A $120 million bridge loan was provided by Dwight Mortgage Trust to finance five skilled nursing facilities in Florida comprising 795 beds. Two facilities were refinanced, and three were acquired. To further support the facilities' operations, Dwight Healthcare Funding provided a $20 million working capital line of credit in conjunction with the bridge financing. Adam Offman, Managing Director of Healthcare Finance at Dwight Capital, originated this transaction.

HUD 232/223(f) Loan for New York SNF

Dwight Capital also closed a $45 million HUD 232/223(f) loan for a 200-bed skilled nursing facility in New York. Loan proceeds were used to retire existing debt and cover transaction costs. Offman also originated this transaction.

Additional Bridge Financings Across Multiple States

Further notable transactions from the fourth quarter of 2025 included a $51 million bridge acquisition and refinance for a 542-bed multi-property SNF portfolio in New York. In Cincinnati, Ohio, the firm closed a $12.3 million bridge acquisition for a 129-bed SNF, along with a $6 million revolving line of credit.

Other bridge financings included an $11.8 million bridge acquisition for a 125-bed SNF located in Texas and an $11.5 million bridge acquisition for Civita Care Center at Salmon Brook.
