NEW YORK — June 10, 2026 — Dwight Mortgage Trust has closed a $38.6 million bridge loan to finance a portfolio of four skilled nursing and assisted living facilities totaling 487 beds across New York, Ohio, and Pennsylvania, the firm announced. The transaction was structured on behalf of borrower Eminent Care and includes a concurrent $8 million working capital line of credit provided by Dwight Funding to support ongoing operations across the portfolio.

Portfolio Overview: Four Facilities, Three States

The bridge loan covers a mix of refinancing and acquisition activity. Proceeds will refinance the 80-bed Highland Park Rehabilitation and Nursing Center in Wellsville, N.Y., and finance the acquisition of three additional facilities: the 118-bed Harmony Healthcare Nursing & Rehabilitation in Xenia, Ohio; the 57-bed Aristos Healthcare and Nursing Center in Cleveland, Ohio; and the 232-bed Corner View Nursing and Rehabilitation Center in Pittsburgh, Pa.

The four properties collectively represent 487 beds across three states. Eminent Care is the borrower of record.

Dwight Mortgage Trust is the affiliate REIT of Dwight Capital. The transaction was originated by Josh Levin and Noah Greenwald on behalf of the borrower.

Financing Structure: Bridge Loan Plus Working Capital Line

The $38.6 million bridge loan represents the primary debt component of the transaction. In addition, Dwight Healthcare Funding provided an $8 million working capital line of credit, bringing the total financing commitment to $46.6 million. The working capital facility is intended to support day-to-day operations across the portfolio.

Dwight Mortgage Trust is the affiliate REIT of Dwight Capital, a commercial real estate lender. Eminent Care is the borrower and operator across the four-facility portfolio. Dwight Healthcare Funding provided the accompanying working capital line of credit. Josh Levin and Noah Greenwald originated the transaction on behalf of the borrower.
