Ennismore and Propreal Capital Partners have signed an agreement to develop a 120-key Mama Shelter hotel in Porto, Portugal, the companies announced Sept. 18, 2026. The property will be located in Porto Baixa, near Avenida dos Aliados and the city's historic centre, and will mark Mama Shelter's first hotel in northern Portugal.

Deal and Property Details

The signing represents Propreal Capital Partners' second hotel development in Porto and its first Mama Shelter-branded asset. Interiors will be designed by Dion & Arles, with the firm drawing on Porto's craftsmanship traditions and colourful tiled façades to shape the property's visual identity. The hotel is positioned in the lifestyle, mid-upscale segment — consistent with Mama Shelter's brand positioning of being, in the company's own words, "neither luxury nor budget, but something more human."

The property will be anchored by a high-energy, all-day restaurant described as the "beating heart" of the hotel, programmed with signature brunches, DJ-led Mama Nights and live music. Additional amenities will include Mama Plays social gaming areas and private karaoke rooms, positioning the hotel as an urban entertainment and hospitality destination for both local residents and travellers.

Brand Expansion and Strategic Fit

Mama Shelter, founded by Serge Trigano and his sons Jérémie and Benjamin, operates properties across Paris, Marseille, Rome, Lisbon, Singapore, Dubai and other markets. The Porto signing is part of a broader European and global expansion that also includes pipeline properties in Val Thorens, Mexico City, Amsterdam, Cape Town, Bangkok, Lake Como and Casablanca.

Porto has emerged as one of Europe's more active lifestyle hospitality markets. The Porto and North sub-market recorded occupancy of 68.3%, an average daily rate of €118.60, and RevPAR of €81.00 for full-year 2025 — the fastest performance acceleration among Portuguese regions. Hotel overnight stays in Porto grew 9% over the same period, with hotel revenues rising 12% and RevPAR up 8% to €65.40. Nationally, Portugal recorded occupancy of approximately 66.2%, ADR of €124.50 and RevPAR of €82.42 in 2025, with roughly 32.5 million guests and 82.1 million overnight stays.

Location and Neighbourhood Context

Porto Baixa, where the hotel will be situated, is Porto's central business and tourism district, home to cultural landmarks, independent boutiques, neighbourhood cafés and the city's riverside streets. Ennismore described the location as a natural fit for Mama Shelter's community-oriented hospitality model, which is designed to draw both local patrons and hotel guests into shared social spaces throughout the day and evening.

No opening date has been publicly specified. The project is currently in development following the September 2026 signing.
