Erben and Heitman Launch $350M Student Housing Development in Perth CBD

Construction is underway on Western Australia's largest purpose-built student accommodation project, a $350 million development at Perth City Link led by Erben in partnership with global real estate investment management firm Heitman and capital partner Alceon.
The 19-storey development at Lot 19 on Roe Street will deliver 1,146 beds across 37,000 square meters (398,265 square feet), positioned adjacent to Edith Cowan University's new City Campus. Tier one construction company Built is delivering the project, which features a publicly accessible ground floor designed to activate the precinct.
Development Details and Amenities
The development offers multiple accommodation types including studios with accessible rooms, twin studios, and cluster apartments with four or five bedrooms, each featuring private ensuites and shared facilities.
Amenities are organized across three zones focused on social and dining spaces, quiet study areas for individuals and groups, and health and wellness facilities. The wellness area includes a gym, sauna, and steam room, while communal kitchens and study lounges support resident interaction. Spaces are designed to maximize inner city views and support social interaction between residents.
"We're excited to help deliver the state's largest purpose-built student accommodation – Erben has a long history of delivering thoughtfully designed residential communities that support connection and wellbeing," said Luke Reinecke, Erben Managing Director.
Addressing Market Demand
The development responds to growing demand for central, high-quality student accommodation in Perth's city center. The project contributes to the broader initiative to increase housing supply and vibrancy in the CBD, with the ground floor featuring to-be-announced food and beverage offerings.
"This development responds to the ongoing demand for central, high-quality student accommodation and contributes to the broader initiative to increase housing supply and vibrancy in Perth's CBD," Reinecke said.
Strategic Partnership and Investment
The institutional partners' commitment to the central and strategic City Link location positions the development as a focal point in the student community forming in Perth CBD.
"Our investment in scale to develop the best-in-class student accommodation asset in Perth CBD underscores our commitment to the Western Australian market. With its irreplaceable city centre location, we believe the property will play a significant role in supporting the continued growth of Perth as a major Australian and international" education destination, according to the source material.
The development occupies a lot from the Perth City Link urban renewal project. The $350 million figure represents the total development cost.
