Forshaw Group and AND Capital Launch £185M North of England Property Fund as Developer Eyes Developer of the Year Honor
Forshaw Land & Property Group and AND Capital have signed a letter of intent to establish a closed-ended property fund targeting up to £185 million for residential development and investment across the North of England, the firms announced Sept. 11. The fund launch coincides with Forshaw Group's shortlisting for Developer of the Year at the 2026 North West PROPS Awards.
Fund Structure and Strategy
The fund will pursue a residential-led strategy that encompasses private rented sector, build-to-sell, and mixed-use projects, including hotel and ground-floor commercial components. Under the partnership structure, Forshaw Group will originate sites, oversee development and construction, and manage assets post-completion, while AND Capital will raise institutional capital and structure the fund vehicle.
AND Capital has pointed to structural housing undersupply and a regeneration pipeline across the North of England as primary drivers behind the fund's formation. Manchester is among the key target markets, with the fund oriented toward urban regeneration locations where Forshaw Group already maintains an active development presence.
The closed-ended structure signals a development-led, value-add approach with a finite investment horizon, with exits expected via stabilised PRS assets or forward sales to institutional and overseas investors.
Vivere Manchester: 237 Apartments and 88-Room Aparthotel
Among the projects the fund is expected to support is Vivere Residences and Aparthotel in Cornbrook, a 24-storey mixed-use tower situated at the corner of Cornbrook Road and Dinton Street, adjacent to Cornbrook Metrolink station and within the Manchester Waters neighbourhood. The scheme comprises 237 apartments — including 74 one-bedroom units, 158 two-bedroom units, and five rooftop penthouses — alongside an 88-key aparthotel occupying four storeys of the building.
The development also includes ground-floor commercial space, a gym, residents' lounge, co-working and meeting rooms, a cinema, private dining facilities, and new public realm around Cornbrook station. A £64.2 million development finance facility from Maslow Capital is in place to fund the scheme.
A Growing North West Portfolio
The fund launch and awards shortlisting come as Forshaw Group continues to expand its development pipeline across the North West. The firm's existing portfolio includes Victoria House on Great Ancoats Street in Manchester's Piccadilly East area, Silkbank Wharf, and The Waterhouse, alongside a broader collection of residential and mixed-use schemes delivered across the region.
Forshaw is also progressing Oakridge Park in Westhoughton, a gated development of 11 luxury homes. Separately, the firm is engaged in a joint venture with Imco at Riverside Retail Park adjacent to Silkbank Wharf, a proposal encompassing 808 homes across three towers.
