Forshaw Group Breaks Ground on £64.2M Vivere Mixed-Use Tower in Manchester's Cornbrook

Forshaw Group has broken ground on Vivere, a £64.2 million mixed-use tower at 70 Cornbrook Road, Manchester M15 4WB, the developer announced in September 2026. The 24-storey scheme will deliver 237 private apartments alongside an 88-room hotel, positioning the development as one of the more substantial mixed-use projects currently underway in Manchester's expanding fringe core.

Construction is being carried out by main contractor DOMIS, with enabling works having commenced in summer 2026. The development is financed through a £64.2 million facility from Maslow Capital. Architect Leach Rhodes Walker designed the building, which rises from a half-acre brownfield site at the corner of Cornbrook Road and Dinton Street, adjacent to Cornbrook Metrolink station.

Hotel Concept and Amenities

The Vivere Hotel will occupy the first through fourth floors of the tower, comprising 88 contemporary rooms. Forshaw Group is positioning the hotel as a lifestyle-oriented destination rather than a conventional city-centre property, incorporating a range of amenities intended to serve both overnight guests and the surrounding community.

Facilities will include dedicated co-working spaces, a private cinema room, a fully equipped gym, meeting rooms, a games room, and a 24-hour concierge. A café-bar will anchor the ground floor activation, designed to draw both hotel guests and local visitors throughout the day and evening. Ground-floor commercial space and two ground-floor cafés are also incorporated into the scheme.

"Bringing together accommodation, work, wellness, dining and entertainment under one roof, Vivere has been designed around the way people increasingly want to stay in and experience Manchester," the company stated in its announcement.

The hotel will be operated in-house under Forshaw's Vivere brand. Partner materials describe the hospitality component as an aparthotel format, reflecting the flexible nature of the accommodation offering.

Residential Component and Site Context

The residential portion of the development comprises 237 apartments across the upper floors of the 24-storey tower. The unit mix includes 74 one-bedroom apartments, 158 two-bedroom apartments, and five penthouses with private terraces. Units are being marketed on a 999-year leasehold basis.

The site, approximately 2,249 square metres in area, was acquired from Peel Waters and sits at the gateway to the Manchester Waters regeneration zone, a neighbourhood master-planned by Peel Waters. The location adjacent to Cornbrook Metrolink station provides direct public transport connectivity into central Manchester. Public realm improvements around the Cornbrook area will be delivered as part of the scheme, including landscaped areas designed to improve access for Metrolink users and local residents.

Development History and Financing

The project has undergone revision since its initial planning approval. An earlier iteration of the scheme, approved in 2021, proposed 229 apartments and an 87-bed aparthotel across two blocks of 11 and 15 storeys, alongside a separate 154-bed hotel. Forshaw Group subsequently redesigned the development into a single 24-storey tower with the current 237-unit and 88-room programme, securing fresh planning approval by mid-2024.

Maslow Capital's £64.2 million development finance facility closed in early 2025, enabling the project to proceed to construction.

Vivere represents a significant addition to Forshaw Group's development portfolio. As construction progresses, the firm has indicated that further details on the hotel's interiors, food and beverage offering, and guest experience will be announced.

The Cornbrook location places Vivere within a broader regeneration corridor connecting Manchester city centre to the Manchester Waters waterfront district. The site's proximity to Cornbrook Metrolink station and its position at the entrance to the Manchester Waters masterplan area reflect a wider pattern of mixed-use development activity in Manchester's inner fringe, where brownfield sites with strong public transport access have attracted institutional-scale development finance in recent years.
