Fraport Immobilienservice und MB Park Advance 31,650-Sqm LogiSpace Development Near Frankfurt Airport
A joint venture between Fraport Immobilienservice und -entwicklungs GmbH & Co. KG and MB Park marked a series of construction milestones at its LogiSpace development in Kelsterbach, Germany, on September 3, 2026, as the project remains on track for delivery in the first quarter of 2027.
The event drew approximately 100 project partners, contractors, and representatives from local government and economic development agencies to the Taubengrund industrial estate, where the multi-tenant logistics and light-industrial building is rising on a roughly 48,200-square-meter site adjacent to Frankfurt Airport.
Project Scope and Configuration
When complete, LogiSpace will offer around 32,000 square meters of lettable floor space, comprising more than 25,000 square meters of warehouse and technical area, approximately 3,350 square meters of mezzanine gallery space, and roughly 3,300 square meters of office and social space. The building is divided into four fire sections and four leasable units, with two units offering approximately 12 meters of clear height — each with a two-story mezzanine — and two units at approximately 8 meters of clear height. The building is segmented to enable multi-tenant occupation across different operational profiles.
Loading infrastructure includes 27 dock doors and 14 ground-level doors. The site accommodates 147 car parking spaces and 15 truck parking spaces. The flexible floor-plate design allows the building to be subdivided or configured to individual tenant requirements.
Construction Progress and Timeline
The building permit was issued in late 2025. Earthworks began in January 2026, with above-ground structural work commencing in March 2026. By the time of the September site event, all 210 concrete columns had been erected and approximately half of the roof across the four-section building had been completed. Trapezoidal sheet cladding and roof waterproofing were underway in parallel, alongside early interior fit-out and initial building services installations.
"The construction work is fully on schedule. From October, work will begin on the floor slab," said Jonas Friederich, managing director of LogiSpace GmbH & Co. KG.

Available space is being marketed for first occupancy beginning Q1 2027.
Location and Strategic Positioning
Kelsterbach sits at the intersection of two of Germany's most significant logistics corridors. The Taubengrund industrial estate is directly adjacent to Frankfurt Airport — Europe's largest cargo aviation hub — and within close proximity to the Frankfurter Kreuz interchange, where motorways A3 and A5 converge. The site also lies near CargoCity Nord Frankfurt, reinforcing its appeal to air-freight-dependent occupiers and time-sensitive supply chain operators.
Manfred Ockel, mayor of Kelsterbach, addressed attendees at the site event: "The newly conceived LogiSpace concept sets a signal above all for greater sustainability in the logistics sector. The high energy efficiency through heat pumps and a large photovoltaic installation is forward-looking. At the same time, I am pleased that Kelsterbach can expand its logistics sector with new investments and thus attract further company relocations."
Sustainability Features and Certifications
LogiSpace is designed to operate without fossil fuels for heating and cooling, relying instead on heat pumps. On-site electricity generation will be provided by a roof-mounted photovoltaic system with approximately 2 megawatts of capacity. The development is targeting both DGNB certification from the German Sustainable Building Council and WiredScore certification for digital connectivity and infrastructure resilience.
MB Park describes its development approach as aligned with ESG principles, emphasizing ecological and economic sustainability across its portfolio of commercial parks and logistics properties.
