Logian, Meyer Turku Sign LOI for 20,000-Square-Meter Logistics Centre at Blue Industry Park

Logian and Meyer Turku have signed a letter of intent to develop an approximately 20,000-square-meter logistics centre at Blue Industry Park, adjacent to the Meyer Turku shipyard area in Turku, Finland. Meyer Turku will serve as the project's anchor tenant, and the facility is targeted to be operational by the end of 2028.

Project Scope and Operational Goals

The planned logistics centre, to be situated within Blue Industry Park, will function as a hub for material flows arriving for production at the shipyard. The facility is designed to receive, consolidate and store materials from both Meyer Turku and, potentially, partner companies operating within its supply chain network.

The project aims to make storage and distribution logistics more efficient, improve the manageability and visibility of material flows, and strengthen delivery reliability and safety in the shipyard area. The centre is framed as a significant step toward a more integrated supply chain for one of Europe's leading shipbuilding operations.

Logian's Role and Broader Development Strategy

Logian, whose operations are managed by Mrec Investment Management, is developing the project as part of a broader push to build a national network of logistics, warehouse and production properties across Finland. The firm has stated an ambition to develop and invest in such properties with a total value of approximately €600 million by 2028, with a focus on key transportation hubs in the Helsinki metropolitan area, Turku and Tampere.

The Blue Industry Park logistics centre fits within a cooperation agreement Logian and construction company SRV previously signed to develop and lease three logistics and production properties within the park, with total building rights of around 50,000 square meters. Logian markets available space at Blue Industry Park as suitable for logistics and warehouse uses and targeting BREEAM Excellent certification.

Logian has also been active in other Finnish logistics markets, having acquired an 80,500-square-meter logistics portfolio across Helsinki, Turku and Tampere, as well as two modern logistics properties near Helsinki-Vantaa Airport and a 25,000-square-meter temperature-controlled property in Aviapolis.

Blue Industry Park: Location and Infrastructure

Blue Industry Park is a 28-hectare maritime and manufacturing cluster located directly adjacent to the Meyer Turku shipyard. The park benefits from connections to the E18 motorway, rail, port and airport infrastructure. The City of Turku has confirmed building rights reservations on three plots within the park, with construction able to begin once anchor tenant agreements are finalized.

The project is part of what Meyer Turku describes as a comprehensive renewal of its logistics operations, aimed at building a more integrated and resilient supply chain to support ongoing shipbuilding activity.

Market Context

The agreement reflects growing demand among large-scale industrial operators for purpose-built logistics infrastructure positioned close to production facilities. The Blue Industry Park development is structured to serve not only Meyer Turku's immediate needs but also the broader network of subcontractors and partners that support shipyard operations in the region.
