Trammell Crow Company and CBRE Japan Consortium Deliver 686,400-SF Buford Creek Business Center Near Atlanta

Trammell Crow Company and a joint venture partner — a consortium led by CBRE Japan — have delivered Buford Creek Business Center, a three-building, 686,400-square-foot Class A speculative industrial park in Buford, Georgia, approximately 30 miles northeast of Atlanta, the firms announced Sept. 8.
CBRE's Todd Barton, Mark Hawks, Joanna Blaesing, and Matt Higgins are marketing the buildings for sale or lease on behalf of ownership.
Project Overview and Building Specifications
Buford Creek Business Center sits at the northeast corner of Lanier Islands Parkway and Big Creek Road in Buford, three miles from Interstate 985. The park comprises three Class A warehouse and distribution buildings totaling 686,400 square feet, all delivered in 2026.
Building 100 is a 349,440-square-foot cross-dock warehouse with a 40-foot clear height and 64 trailer parking spaces. Buildings 200 and 300 are rear-load facilities, each approximately 168,400 square feet with 36-foot clear heights. Building 200, located at 3174 Whidby Road, offers 40 trailer parking spaces, while Building 300, at 3041 Big Creek Road, provides 24 trailer parking spaces.
Atlas Collaborative served as the design architect for the park, and The Conlan Company acted as general contractor.
Developer and Capital Partner
Trammell Crow Company, a wholly owned subsidiary of CBRE Group, Inc. (NYSE: CBRE), developed the project in a joint venture with a consortium led by CBRE Japan, connecting U.S. industrial development with cross-border capital seeking logistics exposure in growth markets. Trammell Crow Company reports having developed or acquired 3,000 buildings totaling more than 700 million square feet, with an aggregate value of $90 billion. As of June 30, 2026, the firm had nearly $30 billion of projects in process and in its pipeline.

Market Context
The Northeast Atlanta and I-85 corridor has seen strong tenant demand for bulk distribution product, though metro Atlanta's industrial market has been absorbing elevated levels of new supply in 2026, with vacancy broadly in the 8–10% range and asking rents around $10 per square foot. Buford Creek Business Center enters the market as a speculative development, with the CBRE leasing team marketing the buildings for both lease and potential sale. No executed leases or transaction pricing have been reported for the project to date.
The park's location three miles from I-985 and within the broader I-85 North Corridor positions it to serve distribution networks across the Southeast.
