Klein Tools Tops Out 200,000-Square-Foot Class A Office Expansion in Mansfield, Texas

Klein Tools Inc. and project partners marked the topping out of the company's 200,000-square-foot, three-story Class A office building expansion in Mansfield, Texas, completing the structure's frame. Construction is expected to be finished in spring 2027, according to Satterfield & Pontikes Construction, the project's builder.
The building, located at 500 Klein Tools Blvd. in Mansfield, will house research and development laboratories, offices and amenity space as part of a broader campus expansion by Klein Tools.
Klein Tools Office Expansion: Project Details
The Klein Tools expansion is a new tilt-wall building designed by BOKA Powell and built by Satterfield & Pontikes Construction (S&P). Texas regulatory filings track construction costs at approximately $32 million; that figure is not a reported total development investment.
The first floor will contain research and development laboratory space, marketing, procurement and other offices, along with a large cafeteria. The second floor will primarily expand office areas for new products, research and development and international operations, with demountable partitions and a food and drink bar. The third floor is reserved for future expansion as the company grows. The project also includes an outdoor courtyard with custom lighting, turf and gathering spaces for employees.
Once complete, the facility will support the creation of more than 400 new full-time jobs over the next several years, S&P said.
Topping-Out Ceremony Draws Company and Community Leaders
S&P joined Klein Tools, project partners, community leaders and trade partners for the ceremony. S&P Vice President Sam Sprouse opened the event with remarks welcoming attendees and recognizing the collective effort behind the milestone.
Attendees included Thomas Klein Sr., chairman and CEO of Klein Tools; David Klein, senior vice president of HR and Strategic Markets for Klein Tools; Mark Dabney, principal at BOKA Powell; Nic Flannery, president of S&P; Ellen Fleischman, Republican candidate for Texas House District 96; State Representative David Cook; and members of the Klein family.
"Today represents an important milestone and an opportunity to recognize the work that so many people have contributed to get us to this point," Flannery said. "Most importantly, we celebrate the men and women that are putting this building together and working outside in variable weather conditions every single day."
David Klein said the building is intended to support collaboration. "For the last 169 years, we've built our reputation around quality innovation, and that doesn't happen without tremendous teamwork," he said. "This building will create a collaborative environment where our teams can come together to brainstorm, solve problems and continue delivering the highest-quality and most innovative products possible."
Fleischman noted the company's local employment footprint. "The Klein family has employed more than 900 local team members right here in Mansfield," she said. "I'm really excited about this expansion because it means more people will be employed here, and the Klein family will have the opportunity to enhance even more people's lives and make big impacts day-to-day."
Cook presented a proclamation from the State of Texas to Thomas Klein Sr., recognizing Klein Tools' continued investment in the region and contributions to the community. Dabney said of the company's facilities: "From the early 1900's machine shop in Chicago, which was considered a marvel in the manufacturing field, to the advanced manufacturing plants here in Mansfield, Klein Tools facilities are state-of-the-art. This one will be that as well."
The event concluded with attendees signing a commemorative steel I-beam that will be permanently displayed within the completed facility.
Part of a Larger Klein Tools Campus Investment
The office building is part of a wider Klein Tools campus expansion backed by a minimum $100 million capital investment and plans to add 400 full-time jobs over 10 years. Mansfield's economic-development agreement with the company includes performance-based grants of up to $18.5 million over 18 years and is projected to retain approximately $20.8 million in city property taxes between 2026 and 2043.
The broader program also includes 125,000 square feet of Class A office space for a global research and development headquarters and 460,000 square feet of new warehouse space. That office figure differs from the 200,000 square feet cited by S&P for this building, and the two should not be treated as interchangeable.
Klein Tools was established in 1857 and describes itself as focused on professional tradesmen applications, with a product line spanning electrical, plumbing, carpentry and heavy industrial tools. The company previously announced, in 2018, a planned 200,000-square-foot fulfillment distribution center near its existing Mansfield manufacturing facilities, citing U.S. growth, supply-chain efficiency and cost savings. The current project extends investment in the Mansfield campus to corporate, engineering and product-development functions.
Dallas-Fort Worth Office Market Context
The project is an owner-occupied expansion rather than a speculative development, meaning it is not dependent on lease-up. It enters a Dallas-Fort Worth office market that remains soft overall. A second-quarter 2026 market report placed regional office inventory at approximately 420.3 million square feet, with 17.4% vacancy and 18.6% availability.
The Arlington/Mansfield submarket was performing better than the regional average, with vacancy of 11.3% and availability of 12.8%. The submarket had approximately 71,790 square feet of office space under construction, making the 200,000-square-foot Klein Tools building larger than the amount of new office development otherwise underway there.
S&P extended its appreciation to Klein Tools and BOKA Powell for their collaboration throughout the construction process.
