Greystar has unveiled a UK garden-style rental housing strategy targeting the delivery of up to 20,000 professionally managed rental homes over the next four years, with the first scheme acquired at Waterbeach, Cambridgeshire, from master developer Urban&Civic. The development is backed by Greystar Equity Partners Europe II (GEPE II), a recently closed €2.7 billion pan-European residential fund that the company describes as the largest residential fund of its kind raised in Europe to date.

Strategy Overview

The development-led strategy marks an expansion of Greystar's UK platform into high-employment growth locations where housing supply has lagged behind job creation and population growth. The company has been active in the UK since 2013 and currently manages nearly 60,000 homes and student beds in the country.

Garden-style rental housing, as defined by Greystar, combines lower- and mid-rise homes with generous green space, shared amenities and professional management in communities designed for long-term renters. The company states the format has been adapted from its international experience to meet UK planning requirements and renter expectations. Greystar states this type of professionally managed community remains largely absent from the UK market.

The strategy targets high-employment growth corridors, with an initial focus on the Oxford-Cambridge Growth Corridor and the M4 corridor, where the company says long-term housing demand continues to outstrip supply. Cambridge supports more than 60,000 jobs across science, technology and life sciences sectors, with employers including AstraZeneca, Arm and Microsoft, according to the announcement.

Waterbeach: The First Garden-Style Community

The strategy launches with the acquisition of a development site at Waterbeach, Cambridgeshire, from Urban&Civic. Greystar will deliver 387 rental homes within Urban&Civic's 6,500-home masterplan on the former Waterbeach Barracks site, located four miles north of Cambridge. The acquisition price was not disclosed.

The scheme will include a mix of market-rent and Discounted Market Rent homes, alongside shared amenities including landscaped communal spaces, co-working facilities, a gym and more than 7,000 square feet of retail and amenity space. A Reserved Matters Planning application has been submitted, with construction expected to begin in the first quarter of 2027, subject to planning approval.

GEPE II: Capital Backing

The Waterbeach scheme is the first development under the new strategy to be backed by Greystar Equity Partners Europe II. The fund's €2.7 billion close positions it as the largest pan-European residential fund raised to date, according to Greystar, and provides the capital base for the company to pursue the garden-style strategy across multiple UK locations.

These rental homes will support professionals in sectors like life sciences and tech — backing our Modern Industrial Strategy and ensuring the UK remains at the forefront of innovation."

Greystar said it is actively seeking further opportunities with landowners, local authorities and institutional partners to expand the garden-style rental housing strategy, with an initial focus on the Oxford-Cambridge Growth Corridor, the M4 corridor and other regions where new housing can unlock long-term economic growth.
