GUADALAJARA, Jalisco — Grupo Megaterra has opened the Motto by Hilton Guadalajara Centro Historico, a 154-room lifestyle hotel housed in a restored 1950s Art Deco building at Pedro Moreno 156, Colonia Centro, in the heart of Guadalajara's historic district. Hilton announced the opening on Aug. 31, 2026, marking the second Motto by Hilton property in Mexico and the latest addition to the brand's expanding presence across the Caribbean and Latin America.

The project represents an adaptive reuse of a residential apartment building originally designed by architect Agustín Acevedo in the 1950s as a local expression of functionalist Art Deco architecture. Grupo Megaterra served as both owner and developer of the conversion, repositioning the mid-century multifamily asset into a branded lifestyle hotel in one of Guadalajara's highest-foot-traffic urban corridors.

Location and Property Details

The hotel sits one block from Plaza Fundadores in Guadalajara's Centro Histórico submarket, placing it within walking distance of Teatro Degollado, Instituto Cultural Cabañas, Guadalajara Cathedral, and San Juan Market.

The 154-key property features compact lifestyle guestrooms, including bunk-style room configurations, alongside 69 connecting rooms. Hilton's Confirmed Connecting Room technology allows guests to link up to three rooms simultaneously, accommodating groups and families. Multi-functional furniture throughout the guestrooms is designed to maximize flexibility in the compact footprint.

On-site food and beverage is anchored by two concepts. La BienQuerida is a full-service restaurant offering a modern interpretation of traditional Mexican cantinas with a locally inspired menu. Doña Elvira is a café concept serving traditional Mexican breads and artisanal coffees, positioned to draw both hotel guests and the surrounding neighborhood.

Brand Strategy and Regional Expansion

"The opening of Motto by Hilton Guadalajara Centro Historico marks an exciting milestone as our second Motto property in Mexico and reflects our continued focus on expanding Hilton's lifestyle portfolio in vibrant destinations across the region," said Maxime Verstraete, vice president, brand management, Caribbean and Latin America, Hilton. "Guadalajara is a city defined by culture, creativity and energy, making it a natural fit for the Motto brand. With this opening, we are offering travelers a new way to experience the city through thoughtfully designed spaces, flexible accommodations and a stay that feels connected to the neighborhood around them."

The Motto by Hilton brand is built around compact room formats, flexible accommodation configurations, neighborhood-integrated public spaces, and food and beverage programming designed to serve guests and locals alike. The brand's emphasis on adaptive reuse and conversion of existing urban buildings — rather than ground-up development — aligns with the ownership economics of projects like the Guadalajara property, where a centrally located mid-century structure is repositioned to capture lifestyle hospitality demand.

Motto by Hilton Guadalajara Centro Historico joins Hilton's portfolio of more than 300 hotels currently open across the Caribbean and Latin America. Hilton has disclosed a pipeline of more than 150 properties in various stages of development in the region, spanning key urban and resort destinations.

Market Context

The Guadalajara Centro Histórico opening reflects broader momentum in Hilton's Latin America operations. In the second quarter of 2026, Hilton reported net income of $482 million and adjusted EBITDA of $1.054 billion, approximately 5% higher year-over-year, with adjusted diluted earnings per share of $2.29, up roughly 4% year-over-year. The company has continued to emphasize asset-light growth — franchising and management agreements rather than owned real estate — as its primary vehicle for expanding the portfolio, with lifestyle brands such as Motto playing an increasing role in that strategy in urban Latin American markets.
