Hilco Real Estate Capital's Real Estate Practice and Commercial Industrial Practice, in partnership with Maynards Industries USA, LLC, have announced a turnkey liquidation sale of a 288,980-square-foot polyethylene terephthalate (PET) and recycled polyethylene terephthalate (rPET) processing facility in Clyde, Ohio. Bids are due on or before June 25, 2026, according to the firm.

The property, located at 202 Watertower Drive, formerly housed Evergreen Recycling — historically among the larger rPET producers in North America — and sits within the Cleveland-Toledo industrial corridor in Sandusky County. The sale encompasses both the industrial real estate and the facility's machinery and equipment (M&E), representing a combined disposition of a fully integrated, purpose-built plastics recycling and manufacturing operation.

Industrial Real Estate Asset Details

Built in 1997 with last major modifications completed in 2021, the facility spans approximately 34.66 acres, including roughly 13.88 acres of undeveloped land. The facility is zoned I-1 for general industrial use and comprises five interconnected warehouses along with multi-level mezzanine office space.

Key physical specifications include 14 dock doors with levelers, clear ceiling heights ranging from 22 to 52 feet, and heavy power capacity of up to 4,000 amps. The site also features eight detached silo units, each capable of storing approximately 300,000 pounds of material, along with substantial indoor and outdoor storage capacity.

The facility's specialized machinery and equipment includes Starlinger solid state polycondensation and pelletizing lines, pelletizing equipment, bale breaking and sorting lines, and Tomra optical sorters, among other industrial processing infrastructure.

Strategic Location Within the Cleveland-Toledo Corridor

The Clyde site offers logistical access to McPherson Highway/U.S. 20 and regional interstate connections including OH-101. The property is approximately 64 miles from Cleveland Hopkins International Airport and roughly 54 miles east of both Toledo Express Airport and the Toledo-Lucas County Port Authority.

According to Hilco Global, the Clyde industrial market has developed as a Midwestern hub for converting post-consumer PET bottles into rPET resins used in food-grade packaging, textiles, and industrial applications. The concentration of rPET/PET activity in the region has historically attracted logistics, materials handling, and downstream manufacturing users seeking proximity to recycled resin supply.

The disposition is being handled jointly by Hilco's Real Estate and Commercial Industrial groups, with Maynards Industries serving as a co-advisor on the M&E component, allowing both the real property and the embedded equipment to be addressed in a single, coordinated process.
